Southeast Albuquerque in Albuquerque, NM

87105 · Albuquerque, NM

Single Family New construction

Southeast Albuquerque is one of the city's four address quadrants, covering everything south of Central Avenue and east of the BNSF railway tracks. It runs from the university district and Nob Hill out past the Sunport and Kirtland Air Force Base to the foothills at Four Hills. Housing leans single-family and mid-century in origin, though the mesa south of the airport is still filling in. Sandia National Laboratories, the Veterans Affairs Medical Center and UNM's south campus all sit inside it, which puts a large share of the city's jobs within a short drive of its neighborhoods.

The SE tag is an address convention before it is a place: it follows the street name on every mailing address south of Central and east of the tracks. What sits under it divides by age. The blocks nearest the university, among them Ridgecrest, Parkland Hills, Hyder Park and University Heights, were laid out on a walkable grid and hold the oldest housing stock in the quadrant.

Mesa del Sol and Four Hills sit at opposite ends of it. Between them run Juan Tabo Hills, Elder Homestead, Willow Wood, Hidden Valley, San Gabriel, Mirabella, Volterra Village, Ciudad Vista, International District and Longford Village East, with one smaller area rounding out the list.

Mesa del Sol is the outlier in every respect. Planning began in the 1980s, Forest City Enterprises broke ground in 2005, and the first houses followed in 2011. The mixed-use plan covers roughly 16,000 acres and remains unfinished, with the air base wrapping its north and east sides.

Public recreation clusters on the Eubank side, where the Manzano Mesa Multigenerational Center keeps ballfields, playgrounds and a splash park, and a short concrete loop suitable for easy walking runs through the grounds.

No association governs the quadrant as a whole. Where dues appear on a listing they belong to an individual subdivision or condominium regime, so the terms change from one street to the next.
