Volterra Village in Albuquerque, NM

Volterra Village is a townhome enclave inside Volterra, the master-planned area at the southern end of Juan Tabo Boulevard in southeast Albuquerque, sitting between Kirtland Air Force Base and the Four Hills area. LGI Homes built the townhomes, giving them two-car garages, fenced private yards and second-story balconies. A city park with a children's playground, swing set and picnic area under a shade ramada serves the surrounding blocks. The homeowners association covers common areas, grounds, road maintenance and security, and the drive to downtown runs about ten minutes.

The land here stayed out of reach until a bridge crossed the arroyo that cut it off from the rest of the city. Volterra followed in the mid-2000s and filled in under several builders, including Pulte and D.R. Horton alongside LGI Homes, whose townhomes went up on later parcels and closed out after the builder picked up the last remaining lots.

HOAMCO manages the Volterra Homeowners Association, which handles the enclave's dues and covenants.

A trail along the arroyo open space runs toward the Kirtland Air Force Base gates, so residents headed to the base or to Sandia National Laboratories can ride or walk in without doubling back through the interchange. Interstate 40 crosses well north of the community, and Juan Tabo carries most of the traffic in and out.
