Siesta Hills sits in Albuquerque's Southeast Heights, a few blocks north of the Kirtland fence line. The neighborhood association draws the boundary as Gibson Boulevard on the north, Ridgecrest Drive on the south, Louisiana on the east and San Pedro on the west. That's the whole of it, all inside 87108. You can drive every street in about five minutes.
Most people who go looking at Siesta Hills homes for sale want one thing in particular: a mid-century house with real bones, on a lot with grown trees, inside the city instead of out on the mesa. That's what's here.
The houses
This is postwar Albuquerque. Most of the housing stock went up between roughly 1940 and 1969, with a lighter run of infill and rebuilds after that. Expect low, wide rooflines. Brick and stucco. Two, three and four bedroom plans, plenty of them added onto over the decades by owners who weren't going anywhere. Some streets have flat-roofed Southwest houses with parapets and canales. Others read as straight pitched-roof ranch with Territorial brick trim. There's no single builder stamp on the place. Lots were sold off and built individually, so the houses don't repeat the way they do in a tract.
Yards were planted sixty and seventy years ago, and that matters more than buyers expect. Mature elm, ash and fruit trees give you real shade in June, and you cannot buy that in a new subdivision at any price. The other side of it is old irrigation, old sewer laterals, and the occasional swamp cooler still sitting on a roof. Spend the money on a thorough inspection.
What's right outside
USS Bullhead Memorial Park anchors the western edge at 1606 San Pedro SE, fronting Ridgecrest. It's named for the last American warship lost in the Second World War, and it functions as a working neighborhood park rather than a monument: ball fields, a playground, open lawn, walking paths. People run dogs there in the evening and it's busy with league games on weekends.
The Siesta Hills Shopping Center on Gibson covers everyday errands. For anything past that, Nob Hill and the Central corridor are ten minutes north, and the International District's markets and restaurants along Central and Louisiana are closer still.
Getting around
Gibson runs straight west to the I-25 interchange, no turns.
Louisiana or San Mateo take you north to I-40.
The Sunport terminal is under ten minutes from most addresses here.
The Raymond G. Murphy VA Medical Center sits at 1501 San Pedro SE, at the neighborhood's northwest corner.
Kirtland Air Force Base gates are immediately south.
That cluster explains a lot about demand in this pocket. A good share of it comes from people who work at the base, the VA or the airport, and whose commute is measured in minutes rather than miles.
The honest trade-off
Aircraft. You are under the Sunport and Kirtland, and planes are part of daily life here. Residents said exactly that on the record in 1998, when the association took a land-use fight to the New Mexico Court of Appeals and testified that airport noise was a factor in their neighborhood. Their own testimony was also that it hadn't hurt values or stability, and nearly thirty years on that still reads true. Go stand in the backyard on a weekday afternoon before you write an offer. Some buyers stop hearing it inside a month. Some never do.
No HOA, but not nobody
Nobody approves your paint color here, and nobody makes your neighbor repaint either. What Siesta Hills has instead is a volunteer neighborhood association that actually meets, part of the District 6 Neighborhood Coalition, with a board elected each May and a calendar running to National Night Out, a neighborhood picnic and a cleanup day. The association calls the place the Jewel of the Southeast Heights. Make of the modesty what you like. The involvement behind it is real, and it turns up at City Council.
Schools
Addresses here have fed Wherry Elementary, Van Buren Middle and Highland High, all Albuquerque Public Schools. Wherry is on Kirtland East, which catches people off guard the first time. Highland sits at 4700 Coal SE. APS moves boundaries, so confirm the current assignment for a specific address with the district rather than taking a listing sheet's word for it.
Who it suits
Buyers who want mid-century character and a short drive to work, and who'd rather put their money into a bigger lot in an established part of Albuquerque than into a new build thirty minutes out. It suits people tied to the base, the VA or the airport about as well as any address in the city. It's a poor fit if you want new construction, a gated entrance, or silence overhead.
