Where Four Hills actually is
Head east on Central past Tramway and the city runs out. The road bends, the ground tilts up, and you're in Four Hills. It's the far southeast corner of Albuquerque, all of it in 87123, boxed in by the Kirtland Air Force Base fence on the south, I-40 on the north and the mouth of Tijeras Canyon to the east. That fence is the reason the place feels finished. Nothing new is ever coming from the south. Anyone shopping Four Hills homes for sale is really shopping a 1950s-through-1980s neighborhood that stopped growing because it ran out of room, which is unusual in a city that mostly grew outward.
You feel the elevation here. Streets like Stagecoach Road and Wagon Train Drive climb and curve instead of running on a grid, and from the upper lots you get the valley, the volcanoes on the West Mesa at sunset, and the Sandias off to the north.
A little history, because it explains the lots
The name is older than the houses. A homesteader named Hardy Logan called the area "four hills" in the 1920s, for the peaks standing in front of the Manzanos, and Wiley Johnson made it stick in the 1930s when he ran cattle out here as the Four Hills Ranch. His riding academy lasted into the 1950s. Then came the subdivision. First home finished in 1957, golf course a year later, an 18-hole Bob Baldock design that's still in play today as The Canyon Club at Four Hills. This was the premier address of its decade in Albuquerque. Big lots, custom architects, long views. That's what the developers were selling, and it's why lot sizes here still beat almost anything built since.
What the houses are like
Three distinct waves, roughly. The 1950s and early 60s originals are mid-century custom homes, low and long, a few with real pedigree. The largest single group went up in the 1970s, and that's the neighborhood's center of gravity: ranch plans, brick and stucco, split levels worked into the slope, generous driveways. A 1980s round of bigger Southwest contemporary houses sits higher on the hill. Infill has trickled along ever since, including a handful of genuinely new builds on leftover lots, but nobody is platting anything major out here again.
Be honest with yourself about condition. Plenty of these houses are still on original bones, and the ones that haven't been touched since the Carter administration are priced accordingly. The spread across the area is wide, from manufactured homes to custom houses on the golf course, so read the live listings below rather than assuming a number.
No HOA, and what that means
There's no mandatory homeowners association. Original covenants exist on paper, but they're generally treated as unenforceable, and the neighborhood association says so plainly: you don't need anyone's permission to paint your house. What you get instead are voluntary groups, the Four Hills Village Neighborhood Association and the Four Hills Village Association, which run the shred day, the star party, National Night Out and the holiday light contest, and turn up at the APD Foothills Community Policing Council meetings. Dues are optional. Zoning is R-1, which out here still permits chickens, goats and horses. Some neighbors keep them.
The pieces inside Four Hills
Four Hills Village is the main event, the original subdivision plus its later installments, running from the country club edge up to the open space boundary. Agents write those plat names into listings constantly: Fifth Installment, Third Installment, 14th Installment. They're phases of one neighborhood, not separate places, and what actually changes is elevation, not plat number. Four Hills Mobile is the other half of the story, a large manufactured-home community off Wild Horse Trail with well over a thousand spaces, clubhouses, pools, a dog park and courts. Different product, different price tier. It's also why the area's housing statistics look strange if you only glance at them.
Trails out the back door
This is the real amenity. At the end of Stagecoach Road there's a trailhead into the Manzano/Four Hills Open Space, which feeds the Tijeras Bio-Zone network: hiking, mountain biking and equestrian trails, boulder fields, overlooks, and a long loop with better than 1,300 feet of climb if you want to work. The city added the Route 66 Trailhead as a second way in. Closer to home, the paved Four Hills Recreational Trail drops down toward Central. Supper Rock Park and Singing Arrow Park are both minutes away, and Singing Arrow sits on the Carnue archaeological site and has a community center attached.
Schools, groceries, commute
Kids here feed the Manzano High cluster: Apache Elementary over on Copper, Grant Middle, Manzano High. Depending on the exact address you'll also see Manzano Mesa, Van Buren or Highland on a listing, so check the APS boundary map for the specific house before you fall in love with it. Shopping is the Central and Tramway corner, which has filled in considerably. Costco, Sprouts, Smith's, Icon Cinemas, the usual restaurant row. Downtown is a straight shot on I-40 outside rush hour, and Kirtland and Sandia Labs are close enough that a lot of people here leave the house twenty minutes before a meeting.
Who it suits
Buyers who want space, quiet and a trailhead, and who don't mind driving for everything else. The trade-offs are real. You're at the edge of town, I-40 noise carries along the north end, the run to Uptown or the Northeast Heights is longer than it looks on a map, and older houses come with older systems. What you get back is lot size, elevation, a golf course, and a neighborhood that's been settled for sixty-odd years and knows itself.
