Where it sits

Elder Homestead is a small grid of postwar blocks in southeast Albuquerque, between San Mateo and Louisiana, south of Zuni Road and north of Gibson. All of it is 87108. Most of the Elder Homestead homes for sale in any given month sit within a few blocks of Wilson Park and Wilson Middle School, on streets like Cardenas, Madeira, Florida and Anderson.

The wider area goes by the International District, a name residents chose for it. Elder Homestead has had its own City-recognized neighborhood association since 2001, and it's one of the neighborhood groups under the District 6 coalition. That matters more than it sounds. There's no HOA here and no covenants telling anyone what to do with a front yard, so the association is the body that shows up at zoning hearings and talks to the city about the park.

The houses

Think early 1950s through the early 1980s. Single-story ranches, stucco over frame or brick veneer, low-pitched roofs, a fair number of flat ones. Some have picked up Southwest details over the years, a canale here, vigas on a porch there, a coat of adobe-toned stucco. Underneath they're straightforward postwar houses.

Lots are small and rectangular. Fenced back yards, mature trees out front, a detached garage or a carport more often than a two-car attached. Three bedrooms is the norm. You'll find bigger ones where an owner enclosed a carport or added on out back, and those additions vary a lot in quality, so look closely at what was permitted.

It isn't all single-family, either. Duplexes, fourplexes and small apartment courts are mixed right in, especially along Madeira Drive. Nothing new is being built. The neighborhood was finished decades ago, and what changes hands is what's already standing.

Wilson Park and the schools

Wilson Park is the anchor. The city put more than $1.5 million into a renovation there: new playground equipment, a splash pad at Wilson Pool, shade structures and tables, sidewalks, lighting, and work on the grass field. There are tennis courts, and the pool runs in summer. For a neighborhood this size, a staffed public pool inside walking distance is a real advantage.

APS schools in the area include Emerson Elementary, Wilson Middle right next to the park, Van Buren Middle at 700 Louisiana SE, and Highland High. Boundaries move and the school fields on listings go stale, so check your specific address with the district before you get attached to one.

Commuting and everyday errands

Gibson is the reason a lot of people buy here. The Sunport is about five minutes south, the Kirtland gate and Sandia National Laboratories sit right off it, and the VA Medical Center is at San Pedro and Gibson. Base, lab and hospital workers have been buying into this pocket for decades for exactly that reason. I-25 is a straight run west on Gibson. Louisiana takes you north to I-40.

For groceries, Talin Market World Food Fare at 88 Louisiana SE is the one people actually name. Central Avenue is a few blocks north with the ART line on it, and Expo New Mexico sits at Central and Louisiana, which means the State Fair every September and the traffic that comes with it.

Who it suits, and who it doesn't

This is an in-town neighborhood at an in-town price. Buyers who want Nob Hill or Ridgecrest and can't get there often land a mile or two south instead, in a house of similar vintage on a bigger lot. Long-term rental owners have worked these blocks for years, so expect company when you bid on a fixer.

What you trade is quiet. Central and Louisiana carry real traffic, and you're under a Sunport approach, so aircraft go over. Sixty- and seventy-year-old houses come with sixty- and seventy-year-old systems: evaporative coolers on the roof, original panels, sewer lines worth scoping before you close. With no HOA, upkeep varies house to house down the same block, which some buyers like and others don't. Drive it on a weekday morning, then again on a Saturday evening. That's advice I'd give anywhere. It counts double on an urban grid.
