Mirabella in Albuquerque, NM

A short drive from the base, and that's the point

Mirabella is a compact subdivision in the Manzano Mesa part of southeast Albuquerque, laid out around Elizabeth Street SE and Stephen Moody Street SE, entirely inside 87123. Anyone shopping Mirabella homes for sale should start with the commute, because that's the whole argument for the neighborhood. Kirtland Air Force Base and Sandia National Laboratories sit just south and west of here. For a lot of buyers that's a ten-minute drive to a badge reader.

I've had clients move here from the Northeast Heights purely to stop crossing town twice a day. It works. The trade-off is that you're not in the foothills and you don't get the Sandia views people pay extra for further north. You get flat, easy streets and a short commute instead.

The houses

These went up in the early 2000s, which puts them in a useful spot. Old enough that the landscaping has grown in and the streets have settled. New enough that you're not rewiring anything or arguing about a flat roof from 1978. Stucco, two-car garages, the Southwest contemporary look Albuquerque builders were doing at the turn of the century. Most are three-bedroom, single-story or story-and-a-half, sitting right in the middle of the size range for a family house in this city.

Lots are modest. Builder lots, not acreage: a walled back yard, room for a patio and a couple of trees, and not much beyond that. If you want a shop, RV parking or horses, this isn't it. Look at the South Valley or out toward the East Mountains. What you get in exchange is a yard you can actually keep alive on an Albuquerque water bill.

The subdivision was planned with green space and walking paths threaded through it rather than as a plain grid of cul-de-sacs. That has held up well. It's built out, so nothing new is being delivered here. Everything that comes up is resale, and it doesn't come up often.

Manzano Mesa Park is the real amenity

At 501 Elizabeth Street SE, right at the edge of the neighborhood, sit Manzano Mesa Park and the city's Manzano Mesa Multigenerational Center. This is a better park than a subdivision this size normally gets. Separate playgrounds for the little kids and the bigger ones. A sprayground that runs through the summer. Ball fields, picnic tables, restrooms.

The center itself has a gym, a fitness room, classrooms and an amphitheater, and it runs programming for seniors and after-school kids alike, including a shuttle to Manzano Mesa Elementary. Membership is cheap. Most residents I know have signed up at some point.

Then there's the pickleball. The park holds one of the largest public pickleball complexes in the state, lit and busy enough to host tournaments. If you've never cared about the sport, you'll at least hear it on a Saturday. If you play, you picked the right block.

Schools and errands

Children here are zoned to Manzano Mesa Elementary on Elizabeth Street SE, then Van Buren Middle and Highland High. Worth knowing up front: the elementary is around the corner, but the middle and high schools are a genuine drive west toward the Central corridor. Confirm current boundaries with APS before you count on any of it, since they do get redrawn. The New Mexico School for the Blind and Visually Impaired keeps its Albuquerque campus on Stephen Moody Street SE, right here in the neighborhood.

For groceries and the rest of it you're heading to the Eubank corridor or up Wyoming. Nothing is far. I-40 is a straight shot north, and Central Avenue is the surface route west toward downtown and Nob Hill. You drive for errands in this part of town, but you don't drive long.

What the HOA actually does

Mirabella has an association and it's a light one. Dues are billed quarterly for most owners and they're low. The facts panel beside this page carries the figure. What they buy is common area upkeep and road maintenance, and that's roughly the extent of it. No pool, no clubhouse, no gate, nobody running a lifestyle program. The city park next door is doing that job for free.

Day-to-day management runs through HOAMCO, which handles a lot of associations around Albuquerque, and there's an owner portal for documents and payments. Covenants are the ordinary suburban set: keep the yard up, don't leave a boat on the street, get sign-off before you repaint or build. The board isn't aggressive about enforcement in my experience. Read the covenants anyway before you're under contract, but as associations go this is about as low-friction as it gets.

Who it suits

Base and lab households, first and foremost. After that, buyers who want a house that's already finished. Mature trees, systems that work, a good park at the end of the street, without paying Northeast Heights money for it. It suits someone who'd rather have a short commute than a view.

It won't suit everyone. If you want land, a custom build, or foothills scenery, keep looking north and east. And Mirabella is small, so what's available at any given moment is thin. Watch the listings on this page rather than waiting to hear about something.
