Rio Rancho Mid-North in Rio Rancho, NM

Rio Rancho Mid-North is an MLS area rather than a development: a container for the subdivisions that sit inside it. The area map used by the regional multiple listing service draws it east of Rainbow Boulevard, west of Unser Boulevard, north of Northern Boulevard and south of Northwest Loop, in the 87144 part of the city. Housing here is single family throughout, most of it under a homeowners association, and builders are still platting and finishing sections. High Range Park sits in the middle of it with a dog park, two multi-use fields, play structures and a basketball court.

The subdivisions filed under the area name are High Range, Stonegate, Corrales North, Scottish Isle, Tierra del Oro, Diamond Ridge, Milagro Mesa, Melon Ridge, Rock Ridge, Stone Mountain and Monte Bella. They were laid out decades apart, so lot shapes, street patterns and house styles shift from one to the next.

Tierra del Oro sits inside a public improvement district the city created in 2019 to finance sewer, water and drainage work for the subdivision, along with the grading and landscaping that went with it. The district covers roughly fifty acres and was planned with townhomes, apartments and about ten acres of commercial ground alongside the houses. Property inside a PID carries a levy on top of ordinary property tax. Stonegate appears on the city's special district list too, as the Stonegate Communities TIDD.

Most of the subdivisions run a homeowners association. Where dues are reported with a listing they go toward common areas, road maintenance and grounds keeping rather than a clubhouse or a pool.
