Most buyers who go looking at Melon Ridge homes for sale find it by accident. It sits east of Broadmoor Blvd NE, a few blocks north of Northern, on a loop street hanging off Melon Rd NE in the 87144 ZIP. You don't drive through it on the way to anywhere else. That's part of the appeal, and part of why it filled in quietly.

Hakes Brothers announced the neighborhood in August 2022 — 155 home sites, according to the Rio Rancho Observer's writeup at the time — and opened for sales that winter. So the houses here are new. Not "newer." New.

The houses

The core plans ran roughly 1,366 to 2,380 square feet, three and four bedrooms, two to two-and-a-half baths, with a choice of Tuscan or Mediterranean stucco elevations. In plain terms: production homes, mostly single-story, tile roof on some and a flatter parapet line on others, two-car garage, front yard in rock and a few shrubs. A few of the bigger builds go past that range.

Lots are not large. Figure somewhere around a fifth of an acre on a typical one, which buys a real back yard but not a horse. If you want an acre and a well, this is the wrong part of Rio Rancho. Go west of Unser, or out into Rio Rancho Estates.

Everything is on city water and sewer, the streets are curbed and paved, and the whole plat was built to current energy code. That last point matters more than buyers expect. Set one of these next to a 1980s Rio Rancho house and the utility bills are a different animal.

What's a few minutes away

Northern Blvd is the workhorse. Lowe's, groceries, the usual chains, and enough drive-throughs to keep a teenager fed. Head west on Idalia or Northern and you reach Rio Rancho's civic core: City Hall on Civic Center Circle, the Loma Colorado Main Library, and the Rio Rancho Aquatic Center at 745 Loma Colorado Blvd NE, which is where this side of town ends up swimming. UNM Sandoval Regional Medical Center is at 3001 Broadmoor Blvd NE, close enough that an ER run is a short one.

For getting outside, the paved path along Broadmoor is the everyday option. Good for a stroller or a bike, less good if you wanted dirt underfoot. The bigger recreation draw is the Rio Rancho Sports Complex at Arroyo de Deportes on High Resort Blvd SE, and that's a drive, not a walk. Ball fields, skatepark, dog park, lighted tennis.

Views are a lot-by-lot question. You're up around 5,300 feet and the Sandias are the eastern wall, but whether you see them from the living room depends on which side of the loop you're on and what got built next door. Worth walking before you decide.

Getting to work

Northern Blvd runs east to NM-528, which is your route to Bernalillo and US-550 going north, or down to Paseo del Norte and I-25 going south. Intel's Rio Rancho campus is about ten minutes. Downtown Albuquerque is realistically half an hour off-peak and longer if you meet the Paseo and I-25 merge at the wrong time of day. Coors into the Northwest Heights is the other way in. Locals argue about which is faster and the honest answer is that it depends on the day.

Schools

Listings here have fed Ernest Stapleton Elementary on Stapleton Ave NE, Eagle Ridge Middle on Fruta Rd NE, and V. Sue Cleveland High, all Rio Rancho Public Schools. Cleveland is the north-side high school. Boundaries do get redrawn as the city keeps building, so confirm with RRPS before you write an offer on the strength of an assignment.

Who it suits, and who it doesn't

It suits somebody who wants a brand-new house without a custom-build timeline. Warranty instead of a mature cottonwood. Move-in ready, low maintenance, predictable.

Now the other side. The landscaping is young, so shade is thin and will stay thin for a while. Because one builder platted the whole thing, elevations repeat, and you'll spot your own front door across the street. And it's small, which cuts both ways: a quiet loop with no cut-through traffic, but very few houses that ever come available. Ask what the association covers and what it costs before you get attached, because dues and rules across these newer Rio Rancho plats vary more than people assume.
