Stonegate in Rio Rancho, NM

Stonegate is a D.R. Horton community on Rio Rancho's north side, laid out north of Northern Boulevard between Unser and Broadmoor. It grew out of a city-approved master plan that also produced the neighboring Milagro Mesa and Tierra del Oro subdivisions, and the roads, sewer, water and drainage beneath it were financed through the Stonegate Communities Public Improvement District, formed in 2013. Homes are one- and two-story single-family plans with landscaped front yards, and a community park is planned. The assigned schools are Eagle Ridge Middle and V. Sue Cleveland High, with Colinas Del Norte Elementary a few miles out.

The city created the Stonegate Communities Public Improvement District by resolution in 2013 to pay for road, sanitary sewer, water, storm drain and park improvements tied to the subdivision. A tax increment development district formed the same year reaches wider, funding a sanitary sewer trunk line, a regional storm drain and the construction of Montezuma Boulevard and Cardiff Avenue to serve Stonegate and its two sibling subdivisions.

Association dues are billed monthly and go toward common areas and road maintenance. There is no gate, no golf course and no age restriction, and building continues on the lots that remain.
