A small, new subdivision off Broadmoor

Most people find Stone Mountain homes for sale the same way I did the first time: driving Broadmoor Boulevard through the middle-north part of Rio Rancho and noticing a fresh street of stucco two-stories where there used to be sand and chamisa. That's the honest version of what this is. It's a compact, recently platted pocket in the 87144 ZIP, and the street names give away the theme before you park. Travertine. Marble.

The city record puts a number on it, which I like, because numbers beat adjectives. The Stone Mountain preliminary plat filed with Rio Rancho covers 106 lots on 14.41 acres, zoned R-4 single-family, and it went through approval and a plat extension before dirt actually moved. Run that math and you know the character of the place: modest lots, houses fairly close together, streets that end rather than wander. If your list starts with a half-acre and a view fence, save yourself the trip.

The houses themselves

D.R. Horton is the builder here, working through a set of one- and two-story plans that run from around 1,888 square feet up past 3,200, with three to five bedrooms depending on the plan. Southwest contemporary is the look. Stucco, two-car garage, a covered patio on most, front yard landscaping already in and the back yard fenced.

What buyers actually notice on walkthroughs is the newer building spec. Spray foam insulation, a smart home package, granite in the kitchen. Compare that against the 1990s resale stock a few miles south, where you're often looking at a swamp cooler and original windows, and the appeal is easy to understand. Refrigerated air is standard on new construction here. In a Rio Rancho July that's not a small thing.

Schools

Rio Rancho Public Schools, and the middle school is the standout for anyone with kids in that age band. Eagle Ridge Middle sits at Broadmoor and Fruta, about half a mile off. Some families here genuinely walk it. High school is V. Sue Cleveland, which is the assignment most buyers moving into this part of town are asking about anyway.

The elementary is the one thing I'd verify yourself rather than take anyone's word for. Listing data in this subdivision points at Colinas del Norte on Night Sky Ave NE, while the builder's own community page lists Ernest Stapleton. Boundaries shift as the district absorbs new rooftops on this side of the city. Call RRPS and get it in writing if the elementary matters to your decision.

Getting anywhere

Northern Boulevard is your east-west. From there it's NM 528 and Paseo del Norte to reach I-25, and depending on how the 528 lights treat you that's roughly half an hour to the north I-25 office corridor. Unser Boulevard heads south into the Albuquerque Westside for Cottonwood and the shops around Coors. US-550 runs north toward Bernalillo. Commuting in Rio Rancho is a question of traffic signals more than miles, and this address is on the reasonable side of that.

For everyday errands you're in the Northern Boulevard and 528 orbit, which covers groceries, the big-box stores and the usual chain restaurants. It isn't a walkable district. Nobody in Rio Rancho will tell you otherwise.

Outside the front door

The Broadmoor Boulevard Trail is the real amenity, and it's underrated. It's a paved sidepath running north and south along Broadmoor, and it links into the Northern Boulevard Trail and the High Resort Boulevard Trail, so you can put together a long walk or ride without ever crossing a busy intersection at grade. The larger Northern Meadows parks are a short drive. Views on this bench of the city run east to the Sandias, which is the direction most buyers care about at sunset.

Who this fits, and who it doesn't

It suits somebody who wants a new house with a warranty and a small yard, and who would rather spend Saturday somewhere other than on a ladder. First-time move-up buyers and downsizers both land here for that reason.

The trade-offs are worth saying out loud. Lots are tight, so plan on hearing your neighbor's dog. There's an HOA, so read the covenants before you fall in love with a plan. And a subdivision that's still delivering means construction traffic and dirt for a while. That last one cuts both ways at resale too: when a builder is still selling on the same street, a resale listing is competing with a brand new house and an incentive package. That's a fair thing to weigh before you buy, and a fair thing to plan around if you're a few years out from selling.

All of that said, 106 lots is a finite number. This isn't a subdivision that will still be under construction in a decade, and the buyers who wanted new construction in this part of Rio Rancho without going all the way out to the 550 corridor have consistently found their way here.
