Rio Rancho Central in Rio Rancho, NM

Rio Rancho Central is a container for the subdivisions filling the Northern Boulevard and Unser Boulevard corridor in the northern half of Rio Rancho, New Mexico, within the 87144 ZIP code. It reads as a market-area label rather than a single development: several independent builder neighborhoods and property owners associations sit beneath it, each with its own covenants and dues. Housing runs almost entirely to single-family homes on platted city lots. Small city parks and paved walking paths thread between the tracts, and Rio Rancho Public Schools serves the area, with V. Sue Cleveland High School covering part of it.

Northern Meadows is the best known of the tracts under the label, a builder-platted area that runs its own property owners association. North Hills does the same and keeps a community website of its own. Vista Grande was laid out by D.R. Horton. Sierra Norte lends its name to two city facilities, a three-acre walking path between Penasco Road and Questa Road and the park beside it. Los Pinons rounds out the list, a small plat in the same corridor without a park or association page to its name.

Association coverage is not uniform across the label. Separate bodies govern separate tracts, so covenants and dues differ from plat to plat. Where dues are charged they generally go toward common areas, landscaped grounds, road maintenance and some shared utilities.

City parkland here is small and scattered rather than centralized. King Meadows Park on King Boulevard is part of the Rio Rancho Prescription Trails program, which marks measured walking routes at city parks. Vista Grande Park, North Hills Park, Clayton Meadows Park and Zia Park all appear on the city's north-side bike map, which links the corridor's paths into the wider trail network.

Rio Rancho Public Schools runs Cielo Azul Elementary and Colinas Del Norte Elementary in this part of the city. Colinas Del Norte is certified by Cognia as a STEM elementary school, the first in New Mexico to hold that designation.
