Vista Grande in Rio Rancho, NM

Where it sits

Vista Grande is a new D.R. Horton neighborhood at Northern Boulevard and Unser Boulevard, on the 87144 side of Rio Rancho. Drive Unser between the Loma Colorado library and Enchanted Hills and you go right past it. The streets are short loops with names like Vista Grande Loop NE, Estrella Noche Loop NE and Mountain Man Court NE, so almost nobody drives them who doesn't live on them. Most people looking at Vista Grande homes for sale want a brand-new house without moving out to the far northern edge of the city, and that's exactly the trade this corner makes.

Rio Rancho has been growing north and west from Southern Boulevard for fifty years. Unser and Northern is roughly the seam where the built-out part of the city hands off to the newer part. Day to day that means groceries, urgent care and the usual restaurants are a few minutes off, instead of a run up to US-550.

The houses

Everything here is new. Horton opened the first homes in 2024 and has kept releasing phases since, so the whole neighborhood is one builder, one era, single-family detached. Plans run one and two stories, three to five bedrooms, somewhere in the range of 1,300 to 2,600 square feet. Lots are about an eighth of an acre.

That last number is the one to sit with. An eighth of an acre is small for this city, where plenty of buyers arrive expecting a quarter acre and a side yard wide enough for a trailer. Back yards here are patio-sized. The houses sit close together.

The look is Southwest Contemporary production building: stucco, low-pitched roofs, two-car garages, gravel and xeriscape out front. Horton's smart-home package comes standard. No custom work, no remodels to inherit, no 1990s floor plans mixed in.

What people actually grumble about

Sameness, mostly. Walk the loop and the elevations repeat. The other one is shade. The trees are sticks and will be for another decade, and an August afternoon on a west-facing patio is no joke at this elevation. While the later phases finish, you also share the street with framing crews and delivery trucks.

Against all that, nothing needs replacing. Roof, stucco, windows and mechanicals are the same age as the mortgage, the house is built to current energy code, and there's a builder warranty behind it. For a lot of buyers that beats a big yard.

The association

There's an HOA and it's a light one. Dues cover the common areas and road maintenance, and that's about the extent of the job. No pool, no clubhouse, no gate, no gym. If you've been shopping Cabezon or Mariposa, where the dues buy you a recreation center, this is a different animal, and the monthly figure in the facts panel reflects that.

Expect standard production-builder covenants. Architectural review on exterior changes and paint colors, rules about what sits in the driveway and for how long. Not heavy-handed, but real, and worth reading before you write an offer. One practical note: this association doesn't appear in the city's published neighborhood-association directory, so get the current management contact and the dues certificate through title rather than trusting a name you found online.

Getting around

Unser is the spine of this side of town. South, it feeds Paseo del Norte and Coors and the whole Albuquerque Westside. For I-25, most people run east on Northern to NM-528 and drop down through Bernalillo, or cross the river on Paseo del Norte. Intel's campus is about fifteen minutes south. US-550 sits close enough north to matter if you head toward Bernalillo or the Jemez on weekends.

Schools, and the rest of it

This is Rio Rancho Public Schools territory. Assignment has been Colinas del Norte Elementary, Eagle Ridge Middle on Northern Boulevard, and V. Sue Cleveland High. RRPS redraws boundaries when it opens or rebalances a campus, so confirm with the district if schools are what's driving the decision.

The Loma Colorado Main Library is the nearest civic anchor and it's a good one. The city-approved master plan for Vista Grande also carries commercial space and a park inside the development, which matters if you're buying a lot that currently backs open dirt. Ask what's platted behind you. Sandia views change lot by lot here depending on where you land on the rise and what gets built next door, so judge that standing on the ground, not off a plat map.

Who it's for

Buyers who want a new house, a short shot to the Westside, and no projects waiting for them. First-time buyers, relocations, families who'd rather have square footage than acreage. It's the wrong fit if you want a shop, room for horses or an RV pad, or a street with fifty-foot cottonwoods on it. Rio Rancho has those. Just not on this corner.
