North Hills in Rio Rancho, NM

North Hills is a residential subdivision in northern Rio Rancho, built on land platted by AMREP, the developer behind most of the city's early growth. Construction ran from the late 1980s into the mid-1990s, filling a series of numbered units with compact single-family houses on city lots. A registered property owners' association maintains the common ground, and quarterly assessments pay for landscape watering, grounds and road upkeep. North Hills Park anchors the neighborhood with a playground, basketball courts, picnic tables under a shade structure, and a short walking path.

The subdivision is not one filing but a run of numbered AMREP plats, and listings still carry those unit designations — North Hills 2, 4a, 5, 6, 7, 8, 9 and 14. The numbering reflects how the land was released and sold rather than any difference in character between one unit and the next.

The property owners' association is registered with the state as a domestic nonprofit corporation and runs on quarterly dues collected from owners. A large share of what it takes in goes toward watering the common landscape, which has made irrigation schedules a recurring subject among members. Landscape questions and work orders on the common areas go through the association's management office rather than the city.

Students attend Colinas del Norte Elementary and Eagle Ridge Middle, with high school split between V. Sue Cleveland and Rio Rancho, all within Rio Rancho Public Schools.
