Loma Colorado East in Rio Rancho, NM

Loma Colorado East is the eastern set of platted units in Loma Colorado, a mixed-use master plan of roughly 433 acres in Rio Rancho that also carries close to 500,000 square feet of retail, office and light industrial space. Its streets run east of Loma Colorado Boulevard, near High Resort Boulevard, and filled in through the late 2000s and 2010s, mostly under Pulte. Housing is single family throughout. Every property belongs to the Loma Colorado Community Association, and the master plan sets aside more than a fifth of its land as parks and open space, threaded by about three miles of trails.

Assessments run through the Loma Colorado Community Association, which contracts day-to-day management to AAM, LLC. Billing follows a quarterly cycle, and the assessment covers common areas and grounds maintenance; the association also publishes the trash pickup schedule for the neighborhood.

Bohannan Huston planned and engineered the development, taking it from conceptual site design through water and wastewater systems, grading and drainage, and traffic analysis. Four roundabouts sit inside the street network rather than signalized corners, and the firm rebuilt several intersections around the perimeter.

Public buildings cluster along the Loma Colorado Boulevard frontage: the city's main library, the indoor aquatic center, the high school, the sports complex and the McDermott Athletic Center all stand within walking distance of the western edge. Students attend Rio Rancho Public Schools, with Ernest Stapleton and Eagle Ridge among the campuses serving these streets.
