Bohannan Huston drew up the master plan on land that used to be raw mesa, and you can still see the engineering in how the streets move — several roundabouts instead of stoplights, curving collector streets instead of a grid. Retail and office space were folded into the plan too, so daily errands don't require a long drive.

These are two-story Pulte production homes, mostly, three to six bedrooms, with square footage that runs from a starter-family size up past 4,000 square feet for the bigger plans. Stucco exteriors, Southwest Contemporary and Territorial detailing — parapet rooflines, deep-set windows — the look Pulte was building across Rio Rancho through the 2000s and into the mid-2010s. Lots are the standard suburban size for this era of construction, not sprawling, not tiny. Garages are two- and sometimes three-car. This section of Loma Colorado is essentially built out at this point; you're not going to find a lot of new construction happening here now, though a stray builder lot does turn up now and then.

Kids here are zoned into Rio Rancho Public Schools, running from Ernest Stapleton Elementary up through Eagle Ridge Middle School and on to Rio Rancho High School, all of it inside a few minutes' drive. Rio Rancho High itself sits right on Loma Colorado Drive, and there's a paved trail system — over a mile and a half along Loma Colorado Boulevard alone — that actually connects the neighborhood to the high school, the sports complex, the aquatic center and the Loma Colorado Main Library without ever touching a car. That's not a small thing if you've got teenagers who bike. For getting further out, Unser Boulevard and Southern Boulevard are both close by, feeding down toward US-550 and the rest of the metro.

Every listing here carries dues to the Loma Colorado Community Association, billed quarterly. The association covers common-area upkeep and grounds maintenance — the landscaped medians and entry areas you drive past, not your own yard. It's run day to day by a management company, not volunteers answering the phone from a kitchen table, which tends to mean paperwork gets handled but response time can feel a little corporate if you're used to a smaller self-managed HOA. New construction and exterior changes go through a design review committee before you start work, so don't buy here planning to repaint a wild color or fence the whole front yard without asking first.
