Loma Colorado in Rio Rancho, NM
Loma Colorado sits on the rising ground on the east side of Rio Rancho, a 433-acre master plan laid out along High Resort Boulevard, east of Loma Colorado Boulevard NE. All of it is 87124. Most buyers looking at Loma Colorado homes for sale find it the same way I did years ago: they drive up past the high school and the library, see the trails cutting across the hillside, and wonder what's behind them.
The short answer is: a plan that actually got followed. Pulte laid this out in the mid-2000s and it was engineered with four roundabouts instead of a string of signals, which tells you a lot about how traffic moves in here. More than twenty percent of the land was set aside as parks and open space, around ninety acres. The American Planning Association gave the project an innovation award for it. That's not a brochure line, it's something you can see from the sidewalk.
The setting, and what's within walking distance
This is one of the few Rio Rancho neighborhoods where the civic stuff is inside the community, not a drive away. Rio Rancho High School is at 301 Loma Colorado Rd NE. The Loma Colorado Main Library at 755 Loma Colorado Blvd NE is built into a hill against a red rock outcrop, and the windows on the upper level look straight across the valley at the Sandias. Balloons drift over it most calm mornings in the fall. Next door are the Rio Rancho Aquatic Center, the McDermott Athletic Center and the sports complex. Loma Colorado Park, off Northern, has a short paved loop, a playground and covered picnic tables.
About three miles of trails tie all of that together. Kids ride to school on them. That connectivity is the real reason people pay a premium here over comparable square footage further west.
For commuting, Unser Boulevard is the spine, then Southern or NM-528 down to Paseo del Norte and I-25. Call it a half hour into downtown Albuquerque on a normal morning, longer if you're headed to the Journal Center at eight. Shopping is easy — the Southern and Unser corridor covers groceries, and the Enchanted Hills and 528 retail is a few minutes north.
The houses
Production homes, mostly, built from the mid-2000s through the 2010s in a Southwest contemporary idiom: stucco, tile or pitched shingle roofs, some Territorial detailing on the larger plans. Sizes run wide. There are modest three-bedroom plans and there are 4,000-plus square-foot two-story houses with four-car tandem garages on view lots. Lots are typical suburban size, not acreage, and the grading means some streets have real elevation on them — a back yard that looks over rooftops toward the mountains is worth chasing, and it's priced accordingly.
The neighborhood is essentially built out now. What you're buying is a fifteen-to-twenty-year-old house in a finished setting with mature landscaping, rather than a lot in a phase that's still under construction. Some people prefer that trade. The neighborhoods inside it
Loma Colorado East is the name that shows up most often in the MLS, and it covers a lot of the eastern streets closest to the trail corridor and the school campus. Meseta Vista sits on the higher ground and delivered in later phases, so the houses there tend to be a bit newer and a bit bigger. Tres Colinas is the gated enclave, smaller and quieter, with its own entry — it draws buyers who want the gate and don't mind a tighter set of rules to go with it.
The HOA, in plain terms
The Loma Colorado Community Association runs the master association, managed by AAM, LLC out of their Louisiana Boulevard office in Albuquerque. Dues are billed quarterly, on the first of January, April, July and October, and some homes carry a second monthly assessment for a sub-association on top of that. Ask which you're buying into before you write an offer. It matters.
What the money buys is the common landscaping, the trail system and open space, the roundabouts and shared roadways, and gate and patrol services where they apply. Worth being clear about one thing: the pool, the gym and the library are the city's, not the association's. Great to live beside, but you're not paying an HOA for them.
The association is reasonably hands-on. Any exterior change — repaint, re-roof, a wall, and yes, landscaping — goes to the design review committee before you start. Owners who want their cul-de-sac to look uniform in fifteen years like that. Owners who want to park a boat in the side yard and put up whatever fence they please generally don't. Read the covenants, not a summary of them.
Who it suits
Families zoned to Ernest Stapleton Elementary, Eagle Ridge Middle and Rio Rancho High, and anyone who wants a walkable, planned setting without leaving Rio Rancho. It's less right for someone after a big lot, horse property, or freedom from a review committee. Those buyers usually end up further west or out toward the mesa.
