Bosque Del Rio in Albuquerque, NM
Bosque Del Rio sits on the west bank of the Rio Grande, east of Coors Boulevard and a short way south of Paseo del Norte, inside Albuquerque's 87120. Most buyers looking at Bosque Del Rio homes for sale find the place by accident. The access road doesn't lead anywhere else. Unless you live here or you're visiting someone who does, you've probably never driven it.
That one fact shapes the whole neighborhood. It's a west-side address that doesn't behave like the west side.
The bosque is the back fence
Houses along the eastern and southern edges back straight onto the cottonwood forest by the river. No wall of rooftops behind you, no arterial noise. In summer the canopy is thick enough that you lose the city entirely. In winter you get bare branches, and over the top of them, the Sandias going pink at the end of the day.
Walk or ride from here and you're into the bosque trail system in minutes. Pueblo Montaño Picnic Area and Trailhead, down at Coors and Montaño, is the closest formal access point, and it links south to the Coors Bosque Trail. It's worth seeing for its own sake. After fire tore through that stretch of bosque in 2003, firefighter Mark Chavez carved more than ten of the burned cottonwoods into sculptures of wildlife and local folklore. They're still standing.
South of the neighborhood is San Antonio Oxbow Open Space at 5001 Namaste Rd NW, a cut-off bend of the old river channel that holds water seasonally. The City keeps people out of the basin itself to protect it, but there's a short trail to an overlook and an ADA-accessible loop on the bluff above. Over 179 bird species have been recorded there. Open seven in the morning to nine at night. No restrooms, no picnic tables. It's a place to look at things, not a park.
The houses
Centex built most of Bosque Del Rio, and agents who worked it at the time describe it as a test development: the builder supplied floor plans but let original buyers modify them well past what a production subdivision normally allows. You can see it driving through. There's a family resemblance from house to house without the stamped-out feel of the bigger west-side tracts from the same years.
Expect stucco, one and two stories, tile and pitched roofs, Southwest Contemporary massing with some Pueblo Revival detail. Three to five bedrooms is the normal range, with floor plans running from roughly 1,900 square feet up toward 3,700. Quarter-acre lots are typical. The exception is that east and south fringe, where a handful of fully custom homes sit on larger parcels with the bosque directly behind them. Those are the ones people wait for.
Roughly 115 homesites in total, by one local count. Small, in other words. The neighborhood finished building out a long time ago, so there's no new construction here and there won't be. Turnover is light. If your heart is set on a lot that backs the cottonwoods, be patient about it.
Covenants and the HOA
Bosque Del Rio is covenant protected and runs a homeowners association. Don't come expecting a clubhouse, a pool or a gym. The dues buy consistency in how the street looks, not an amenity package, and in a neighborhood this size that's a fair trade. Read the covenants before you write an offer if you have plans involving RV parking, a casita or a taller wall.
Schools and getting around
Albuquerque Public Schools serves the area. Listings here typically show Petroglyph Elementary on Marna Lynn NW, Lyndon B. Johnson Middle on Homestead Circle in Taylor Ranch, and Cibola High over on Ellison. Boundaries get redrawn, so confirm assignment with APS rather than taking a listing sheet's word for it. Bosque School, the private 6-12 campus on 42 acres along the river, is close enough that some families here walk their kids over.
Coors is your artery. I-40 is about two miles south, Paseo del Norte carries you east over the river toward I-25, and the Montaño bridge is the shortcut into the North Valley. Now the honest part. Coors at rush hour is slow, and it has been slow for twenty years. Nobody has fixed it. If you're commuting downtown or up to the Journal Center, drive it at 7:45 on a weekday before you decide anything. Everyday shopping is at Coors and Montaño, with Cottonwood Mall and the box stores further up Coors near Ellison.
Who it suits
People who want to live at the edge of the bosque without paying North Valley or Corrales acreage prices. People who like a dead-end street and understand that quiet means quiet. It suits you less well if you want sidewalks, a grid, coffee within walking distance, or much choice in what you buy. And the wetland means mosquitoes in late summer. Ask a neighbor about that one, not an agent.
