Search for Toscana at Cabezon homes for sale and you're really searching one corner of a much bigger project. Toscana sits in the southeast pocket of Cabezon, the roughly 900-acre master-planned community that filled in this stretch of south Rio Rancho through the 2000s. It's not a stand-alone subdivision with its own city zoning — it's one of eleven builder neighborhoods inside Cabezon, tucked south of Arbolera del Este and east of Las Brisas, with street names (Toscana Road, Violeta Circle, Margarita Drive, Delfino Drive) that carry the Tuscan theme through the plat. The zip is 87124, same as the rest of Cabezon.

What got built, and when

Construction across Cabezon started around 2004, with DR Horton, Centex and Artistic Homes among the early builders before Pulte and Stillbrooke picked up later phases. Toscana filled in early, so most of what's here dates to the mid-2000s. Expect stucco exteriors, tile roofs, arched doorways and cathedral ceilings — Tuscan-flavored Southwest Contemporary rather than strict Pueblo Revival. Lots are modest, in keeping with the rest of Cabezon's in-fill neighborhoods; this was never an acreage product. The mix runs three and four bedrooms, mostly single-story with some two-story plans, and it's fully built out — there's no new construction happening in Toscana itself anymore.

The HOA: real dues, real upkeep

Every home here carries association dues, and that's true across Cabezon generally — the master plan went up with a network of parks, a community pool and landscaped common areas that don't take care of themselves. Toscana has its own association, separate from neighboring sub-associations like Cabezon-Centex and Yucatan del Este that cover other pockets of the plan. The dues go toward common-area landscaping, upkeep on the private road segments, and a share of the pool and park maintenance that Cabezon residents use community-wide. It's a fairly hands-off association day to day — nobody's running a packed events calendar out of Toscana itself — but Cabezon as a whole hosts things like movie nights and a neighborhood yard sale out of the main community center, and Toscana residents are part of that. Buyers coming from a non-HOA street should budget for the bill; buyers coming from a bigger master-planned community elsewhere will find this a lighter touch than what they're used to.

Parks and getting around

Cabezon was laid out with parks in mind — more than a dozen scattered through the plan and linked by landscaped trails. Cabezon Linear Park and A Park Above are both an easy walk from most of Toscana. The main Cabezon Park, with its community center and seasonal pool, is a short drive north and has a paved loop just under two-thirds of a mile if you want laps instead of a straight trail.

For getting around, Unser Boulevard runs along Cabezon's west edge, with Southern Boulevard and Westside Boulevard framing the plan to the north and south. From Unser it's a straight shot to US-550 for anyone commuting toward the river crossings into Albuquerque. It's not a five-minute drive to old-town Rio Rancho, but nothing on this side of the city is.

Families cross-shopping other Cabezon neighborhoods should check boundaries block by block. Rio Rancho Public Schools redraws them from time to time, and a street on the edge of Toscana can land differently than one two blocks over.

Who it suits

Toscana works for buyers who want an established, already-landscaped neighborhood over new construction — the raw-dirt phase of Cabezon is long over here. It suits people who'll actually use a neighborhood pool and don't mind paying modest dues to keep it running, and who'd rather not be the one mowing a common-area strip. It's a tougher sell for anyone wanting a big lot or zero covenants to deal with; that buyer should be looking outside Cabezon altogether.
