What Del Webb Mirehaven actually is
Del Webb Mirehaven sits on the far west mesa, right where Albuquerque's pavement runs out and Petroglyph National Monument begins. Anyone shopping Del Webb Mirehaven homes for sale should start with the structure, because it trips people up. This is a gated, age-restricted neighborhood of 538 single-family homes, and it's one piece of a bigger master plan called Mirehaven. The houses outside the gates are Mirehaven too, but they aren't Del Webb and they aren't 55+. Two different associations, two different rulebooks.
Pulte broke ground in 2015 and the first residents moved in that June. A decade on, the streets are full and what you'll mostly find are resales. Addresses run off Mirehaven Parkway, west of Tierra Pintada Boulevard and north of the I-40 interchange at 98th Street, all in 87120.
The houses
Single story, all of it. Del Webb built two model series here, the smaller Retreat plans and the larger Encore plans, and between them there are eight floor plans on the ground. Two bedrooms is the norm. A third usually shows up as a den or flex room on the bigger plans, with sizes running from roughly 1,550 square feet to about 2,650.
The look is Southwest contemporary. Stucco in desert colors, low-pitched tile roofs, deep covered patios, block walls between yards. Lots are not big, and that's the point of the product. You get a two-car garage, a patio you'll actually use, and a yard small enough that gravel and a few desert plants finish it. Buyers coming off a quarter-acre in the Heights sometimes flinch at the lot sizes. Most get over it by the second summer, once they notice they aren't spending Saturdays behind a mower.
Views are the real amenity. You're up around 5,500 feet and the ground falls away to the east, so a good number of these homes look straight across the valley at the Sandias. Evening light on that range from a west-side patio is why a lot of people bought here.
The amenity center and the HOA
The Sandia Amenity Center runs about 10,750 square feet and it's the social engine of the place. Fitness room, billiards, coffee bar, gathering rooms for clubs. Outside there's a pool and spa, tennis, pickleball, bocce and a putting green. A lifestyle director on site runs the activity calendar, which sounds like marketing until you see how many people actually turn up.
The association is the Estates at Mirehaven Community Association, managed by AAM from their Albuquerque office. Dues are monthly and cover the gated entry and security patrol, the amenity center and pool, the courts, common-area landscaping and maintenance of the private streets. Go in knowing this is a hands-on association. There's design review, rules on paint colors, parking, RVs and rentals, and an age restriction requiring at least one resident in the household to meet the 55 minimum. Read the covenants before you write an offer. Some buyers find that level of oversight reassuring. Others find it claustrophobic, and those buyers should be looking elsewhere.
Separately there's the Del Webb Mirehaven Neighborhood Association, a volunteer civic group recognized by the city. It is not the HOA and has no enforcement power. People confuse the two constantly.
Getting outside
This is the strongest argument for the location. Mirehaven was laid out with over six miles of internal trails, and the South Point trailhead into Petroglyph National Monument starts at the southeast corner of the Del Webb section. You can walk from your driveway onto a two-mile round trip past close to a hundred petroglyphs without moving the car. The monument runs 7,200 acres, and the volcano cones on the western skyline are part of it.
Errands, drives, and the trade-off
Now the honest part. You're at the edge of town. The Albuquerque Regional Sports Complex, Nusenda Community Stadium and Tres Volcanes Community School are all close by, and I-40 is a few minutes out, which puts Downtown and Old Town about twenty minutes away and the Sunport around half an hour. Daily shopping is a drive, though. Coors Boulevard handles groceries and most services, Cottonwood Mall covers the bigger stores. If you want to walk to a coffee shop, this isn't that neighborhood.
What you trade for is quiet, dark skies, open land on two sides and a front door onto the monument. It suits people who want a lock-and-leave single-story house, a ready-made social calendar and trails out the back gate. It doesn't suit anyone after a big lot, walkable errands, or a neighborhood without a rulebook.
