Rare opportunity to own 33.23 surveyed acres in La Cuestecita. Welcome to the scenic mountains of Northern New Mexico. The property stretches from open valley floor to elevated pinon and juniper-covered hillsides, offering multiple potential building sites, dramatic mountain and mesa views, and a striking mix of meadow, riparian vegetation, mature trees, and rugged high-desert terrain. A creek runs through the property along with two irrigation ditches. Improvements include an original two-story adobe settler's structure with approximately 20-inch-thick adobe walls, a newer ProPanel roof, new windows and door, insulated, redecked flooring, and initial interior and exterior adobe plaster work. Additional features include powered shop space, a fabric shop/greenhouse structure on a concrete slab, two RV electrical hookups, and a 2,000-gallon water cistern connected to a spigot. Significant electrical infrastructure is already in place, including a newer transformer, underground power service, electricity to the adobe structure and shop, plus electric service and internet available. The property also includes an existing shallow garden well that the seller reports is capable of continuous water production. Sipapu Ski & Summer Resort is approximately 20 minutes away, Taos about 40 minutes, and Santa Fe and Taos Ski Valley roughly an hour away. Hiking trails cross the property, while elevated portions offer outstanding sunrise, sunset, and long-range views. A recent boundary survey has been completed.
