Panorama Heights in Rio Rancho, NM
Panorama Heights sits in the southeast corner of Rio Rancho, up on the rise where Southern Boulevard runs into NM 528. Anyone shopping Panorama Heights homes for sale is looking at one of the older addresses in this city, and that's really the whole appeal. This pocket was built out and lived in while most of Rio Rancho was still sagebrush and staked lots.
The city draws the east half tight. Its registered boundary runs from Pinetree Road SE and Southern Boulevard north along Pinetree past Oakmount Drive to St. Andrews Drive, east to the NM 528 right of way, then back south to Southern. West of Pinetree is what agents write up as Panorama Heights West. Same neighborhood, same era, same 87124. People here use both names and the MLS follows along.
The street names tell you the history
Oakmount. St. Andrews. Nicklaus. None of that is an accident. Chamisa Hills Country Club opened its first two nines in 1970, designed by Gene Sarazen and Desmond Muirhead, with Lee Trevino adding a third nine in 1988. AMREP, the outfit that sold Rio Rancho lot by lot to buyers back east, used to drive prospects out to that clubhouse for dinner. The houses filled in around the fairways. That's why the lots are laid out the way they are, and why there's so much open ground weaving between blocks that never got built on.
What the houses are actually like
Think 1970s and early-to-mid 1980s. Single-story is the rule, stucco over frame, low-pitched roofs, a fair number of true Pueblo Revival elevations with the parapets and vigas, plus plenty of plain Southwest ranch. Two-car garages are standard. Lots run generous by Rio Rancho standards, and more to the point they have mature trees on them, which almost nothing built after 1995 in this town can claim. Shade in July is worth real money here.
Condition varies house to house, and you should expect that. Some have been taken to the studs with new stucco, windows and a re-roof. Others still have the original everything. Get a good inspector and pay attention to roofs, sewer lines and whether the electrical panel has been touched since Carter was in office.
The golf course question
You'll want to understand this before you write an offer. The course closed in 2016 and the clubhouse burned in a 2019 arson. It sat empty for years. On September 11, 2025 the Rio Rancho governing body approved the Chamisa Hills Master Plan, a 281-acre redevelopment at 500 Country Club Drive SE covering housing, a business park, a town center branded La Joya de Rio, and recreation open space. City staff said at the time that dirt likely wouldn't turn for one to three years while platting and permitting worked through.
Neighbors were split on it, loudly, for months. My honest advice: if you're buying a lot that backs the old green belt because you like the view of nothing, walk the plan at city hall first and find out what's going in behind you. Some lots here won't be affected at all. Some will change a lot.
Schools, errands and the drive
Martin Luther King Jr. Elementary is at 1301 Nicklaus Drive SE, which is inside the neighborhood. Kids walk to it. Rio Rancho Elementary on Pepe Ortiz, Lincoln Middle on Lema Road SE and Rio Rancho High on Loma Colorado NE also serve homes around here, but Rio Rancho Public Schools redraws attendance lines periodically, so confirm your specific address with the district rather than trusting a listing sheet.
Star Heights Recreation Center at 800 Polaris has the skate park, playground and basketball courts. Western Winds Park on Zaragoza is the other close one. Groceries are the Albertsons Market at Ridgecrest and Southern, and there's a full run of banks and everyday retail out at the 528 intersection.
The commute is the quiet advantage. NM 528 is right there, so Intel's campus on Sara Road is a straight shot west on Southern, Bernalillo and US-550 are a short run north, and 528 south drops you at Alameda and Paseo del Norte for the I-25 corridor. Compared to the newer subdivisions up on the north side, you're saving fifteen or twenty minutes each way.
Who it fits
There are no HOA dues here. No architectural committee, nobody sending letters about your travel trailer. That cuts both ways and you should know which side you're on: you'll see your neighbor's boat, and you'll see paint colors nobody would approve today. The Panorama Heights East Neighborhood is registered with the city as a neighborhood association, which is a different animal from a covenant-controlled HOA. It gets residents a seat at the table on things like the Chamisa Hills plan. It does not assess you.
