Gleneagles at High Resort in Rio Rancho, NM
Search for Gleneagles at High Resort homes for sale and you land in one of the older, settled corners of Rio Rancho's High Resort area, on the city's south side near the Southern Boulevard corridor and NM-528. The ZIP is 87124, and the name isn't marketing gloss — High Resort really was built around a golf course, back when Rio Rancho's original developer sold the whole city on a resort idea. Chamisa Hills Country Club opened in 1970 with nines designed by Gene Sarazen, Desmond Muirhead, and later Lee Trevino. It ran for decades under a few different names, most recently Club Rio Rancho, before closing in 2016 and losing its clubhouse to a fire in 2019. The old fairways are now split between the Rio Rancho Sports Complex — soccer and football fields, Little League diamonds, tennis courts — and a long-stalled redevelopment plan for the clubhouse site. Gleneagles takes its name from that golf heritage even though the course itself is gone.
What you'll find on the ground
The housing stock here mostly dates from the late 1980s into the mid-1990s, which puts Gleneagles among the more established pockets of Rio Rancho rather than one of its newer subdivisions. Expect one- and two-story brick and stucco houses in the Southwest Contemporary and Territorial styles common to that building era — low-pitched or flat rooflines, stucco exteriors, the occasional portal or courtyard entry. Lots run larger than what you'll see in Rio Rancho's newer builds, and three decades gives the landscaping time to fill in: mature trees and shrubs instead of the bare caliche yards new construction starts with. Floor plans skew toward three to five bedrooms in the 2,200 to 2,700 square foot range, which was a comfortable, move-up size for the era.
A trade-off worth knowing
Buying here isn't buying golf-course living. The course closed years ago, and nothing on the horizon says it's coming back as one. What you're getting instead is a quiet, built-out neighborhood with bigger yards and shade — and, being older stock, some houses will want a kitchen or bath refresh that a 2015 build wouldn't. That's the honest trade: character and lot size against the like-new finish of newer Rio Rancho subdivisions.
Getting around and getting things done
High Resort Boulevard is the spine of the area and doubles as a small medical corridor — Presbyterian Medical Group, a TriCore lab, and an eye surgery center all sit along it, so routine appointments don't mean crossing town. The boulevard meets NM-528 nearby, which is the quick way north into the rest of Rio Rancho or south and west toward Southern Boulevard and the Coors corridor into Albuquerque's West Side.
Schools
Kids here feed into Rio Rancho Public Schools. Vista Grande Elementary and Rio Rancho Middle School share a campus close by, which is convenient if you've got children spanning both grade bands, and Rio Rancho High School serves the wider area beyond that.
Who it suits
Gleneagles at High Resort tends to appeal to buyers who want an established address with some tree cover and room to spread out, and who don't mind a house that's a few decades old in exchange for that. It's less of a fit if you're set on new construction finishes or an active golf amenity — for that, look further out to Rio Rancho's newer master-planned sections. For anyone comfortable with a settled neighborhood and a little updating along the way, this is one of the more grounded corners of the High Resort area.
