Fairways Condos in Rio Rancho, NM

Fairways Condos is a condominium community in southeast Rio Rancho, set along Country Club Drive SE at the edge of the former Chamisa Hills golf course. City association records place it between The Greens to the north and Chamisa Estates to the south, with the closed course forming the western edge. Residents share a pool and a clubhouse, both kept up by the condominium association along with the common grounds. Shops and services sit within walking distance, and the association keeps an office on site where it meets each month.

The land along the western edge has been idle since 2016, when the 27-hole Club Rio Rancho course, known earlier as Chamisa Hills Country Club, shut down over unpaid utility bills. Fire damaged the clubhouse in 2019, and a new owner bought the property in 2022. Rio Rancho's council has since approved the Chamisa Hills Master Plan, which turns the old fairways into housing, a business park, retail space and trails, so the view west will change as that plan is built out.

Dues to the condominium association cover the common areas, the pool, the clubhouse, grounds maintenance and utilities. The association appears on the city's roster of registered homeowner and neighborhood associations, holds an open meeting on the third Thursday of each month at its own office, and runs a website where owners handle payments and board business.
