Country Club Villas in Rio Rancho, NM

Country Club Villas is a condominium community on Country Club Drive SE, in the older southeast section of Rio Rancho. Amrep Southwest recorded its declaration under the New Mexico Condominiums Act in 1983, and owners of units and of timeshare interests alike belong to the association, which keeps its office in the community clubhouse. The clubhouse holds an indoor pool, a spa, a sauna and a gym. The association maintains the grounds, roads and common areas. The former Club Rio Rancho golf course sits up the same street; its acreage was approved in 2025 for housing, retail and trails.

The association is a nonprofit run under the 1983 declaration and bylaws, and the board can pass rules on its own. Members meet each September, and business needs half the voting membership present; amending the bylaws takes three quarters. The property manager works out of the clubhouse four mornings a week, and requests for association repairs go in writing.

Day-to-day rules are strict. The declaration bars pets outright, with service and support animals allowed only by board permission. Leases must run three months or longer, so nothing turns over weekly, though timeshare weeks do trade here. Two vehicles per unit are allowed, one of them meant for the garage assigned to that unit, because the outdoor spaces are unassigned and first-come. Residents can book the clubhouse for private functions against a cleaning deposit.

Balconies and patios are limited common area rather than private space, so what sits on them is regulated along with the rest of the grounds. Structural changes to a unit, down to its plumbing and wiring, need written board approval.
