Where it sits

The broader Broadmoor Heights plan runs roughly between Kaiser Road on the north, Galahad Street on the east, Montezuma Boulevard on the south, and Broadmoor Boulevard on the west. Pointe is Pulte's slice of that plan. Richmond American built a separate section nearby, and Pulte also has a second phase a few streets over called Broadmoor Heights Peak. Ask which builder put up a specific house before you assume — the finishes and floor plan names differ even though the general address doesn't.

New construction, still being built

Pulte has been delivering ranch and two-story plans here — Hewitt, Verbena, Silver Creek among the names you'll see — since not long after the city set up financing for the subdivision's roads and utilities in 2018. Homes run on the smaller side for new construction, roughly 1,500 to 2,750 square feet, two to four bedrooms, with the smart-home and efficiency packages Pulte builds into most of its current lineup. Because the builder is still releasing lots, don't expect the settled resale rhythm you'd find in an older section of the city. The HOA, and a separate line item worth knowing about

Every closed sale we track here carried association dues. Broadmoor Heights runs its own HOA, with a resident portal at broadmoorheights.org, managed through Associated Asset Management's New Mexico office. The dues are modest as these things go and go toward upkeep of the common areas — entries, landscaping strips, that kind of thing. It's not a lifestyle HOA with a pool and a clubhouse. It's the maintenance kind.

What trips buyers up is the second item. The city created a public improvement district for Broadmoor Heights back in 2018 to bond the roads, sewer, water, and storm drainage for the subdivision. That's a PID assessment, and on some lots here it shows up on the Sandoval County tax bill separate from the HOA dues. Two different obligations, two different reasons for existing. Have your lender underwrite both, and ask which lot number you're looking at so you know exactly what attaches to it.

Covenant character

Design review runs through the builder during construction and through the association afterward. Nothing unusual — fencing, exterior storage, parking commercial vehicles on the street. This isn't a neighborhood with a lot of enforcement drama that I've run into.

Schools

Kids here feed into Rio Rancho Public Schools: Cielo Azul Elementary, then Rio Rancho Mid-High, then on to V. Sue Cleveland High School, whose campus on Cleveland Heights Road is close enough that Friday game-night traffic is a real thing on Broadmoor. Confirm boundaries directly with RRPS before you fall for a specific house — attendance lines shift around new subdivisions more than people expect.

Getting around

Broadmoor Boulevard is the spine, and it puts you minutes from UNM Sandoval Regional Medical Center, which sits right on that road. Santa Ana Star Center and the retail around it are a short drive south, and Intel's Rio Rancho campus is close enough that a good number of buyers here work the plant. Getting to I-25 or into Albuquerque proper means working south and west through Rio Rancho's arterial grid — there's no direct freeway ramp on this side of town, so budget the extra ten minutes locals already plan for.

This suits a buyer who wants new construction and a builder warranty over mature trees and settled landscaping, and who doesn't mind a neighborhood still filling in around them. It's a poorer fit if you want neighbors who've been there twenty years — for that, look toward the older sections of Rio Rancho Estates.
