Broadmoor Heights Pointe in Rio Rancho, NM

Broadmoor Heights Pointe is a Pulte Homes neighborhood inside Broadmoor Heights, a planned community near the middle of Rio Rancho. The master plan runs between Kaiser Road and Montezuma Boulevard, with Broadmoor Boulevard along the west edge and Galahad Street on the east, and it was laid out as a set of distinct neighborhoods tied together by parks, trails and open space rather than as one large subdivision. The Pointe is among the newer pieces of that plan, platted for single-family lots under the Broadmoor Heights homeowners association, and it falls inside a public improvement district that financed the streets and utilities serving it.

The Broadmoor Heights Public Improvement District covers roughly 116 acres and was formed to finance road, sanitary sewer, water, storm drainage and associated landscaping work for the subdivision.

Association business runs through Associated Asset Management, and dues go toward the common areas.

The amended master plan, prepared for Beckham Gumbin Ventures, treats the site as five neighborhoods rather than a single tract, with sidewalks and paths linking them and connections out to Rio Rancho's wider trail network.

Pulte builds here under the Verbena, Hewitt and Silver Creek II plans. Intel's Rio Rancho campus and Presbyterian Rust Medical Center are both a short drive off Broadmoor Boulevard, and the Santa Ana Star Center sits on the same side of town.
