Broadmoor Heights Peak in Rio Rancho, NM

Broadmoor Heights Peak is a Pulte Homes neighborhood inside the Broadmoor Heights master plan in Rio Rancho. The larger plan runs from Kaiser Road down to Montezuma Boulevard, with Broadmoor Boulevard along its west edge and Galahad Street on the east, and it was drawn with parks, trails and open space threaded between the neighborhoods. Houses at the Peak are one and two stories on the plan's larger lots, finished in the most recent building wave. A homeowners association looks after the common areas, and the ground underneath sits in a public improvement district that financed the streets and utilities.

The Broadmoor Heights Public Improvement District was created by the city in 2018 to finance roads, sanitary sewer, water lines, storm drainage and the landscaping that goes with them. It covers roughly 116 acres platted for about 414 residential lots, so buyers here take on a district assessment alongside ordinary property taxes.

The Broadmoor Heights Homeowners Association is administered by NM HOA Management, part of Associated Asset Management, and dues go toward the common areas. The association runs a member portal for owners.

Beckham Gumbin Ventures brought the master plan forward, and Pulte built the Peak as one of its later phases. Sandia Mountain views are part of the draw from the higher ground, and the mesa west of the city and the Rio Grande bosque are both a short drive out.

Getting around is straightforward: Broadmoor Boulevard feeds the west side of the plan and connects toward the Intel campus, the Santa Ana Star Center and Presbyterian Rust Medical Center.
