Floor plans ran from around 2,000 square feet up past 3,700 — the Starwood plan alone is four bedrooms, four baths, over 3,400 square feet. Elevations are the stucco, low-pitched Southwest Contemporary shell most new Rio Rancho product uses, not the older Territorial-style stock you'll find closer to the original town site. Smart-home wiring and higher-efficiency mechanicals came standard across the whole push, which was part of Pulte's sell. Being up on the mesa here, some lots catch a clean look at the Sandias to the east; it depends which row you're on, so walk the actual lot rather than trust a listing photo. The neighborhood is built out now — Pulte closed it out a while back — so anything you're looking at today is resale, not a builder's model.
Schools and the Day-to-Day
Peak feeds into Rio Rancho Public Schools: Enchanted Hills Elementary, Rio Rancho Middle School, and V. Sue Cleveland High School, the district's newer, larger campus. There's no clubhouse or pool tied to this section. It's a fairly hands-off association as these go — you won't find the rulebook thickness of some of the gated communities across town, but it is active, and it does enforce.
What catches some buyers off guard is separate from the HOA entirely: Broadmoor Heights is also a city-established Public Improvement District, set up in 2018 to pay for the roads, sewer, water and drainage that got the neighborhood built. That assessment shows up on the property tax bill, not the HOA statement, so it's worth having your title company spell out both numbers before closing rather than working it out afterward.
Who It Suits
This fits someone who wants a newer house without paying Cabezon or Mariposa money for it, and who isn't bothered by a yard on the smaller side of what Rio Rancho generally offers. It suits commuters headed toward Intel or into Albuquerque on US-550 more than it suits anyone chasing acreage — that's a different part of town entirely. Because it's a closed-out builder community, what you're shopping is whatever resale happens to be on the market at a given moment, not a sales office with open inventory.
