You'll spot an occasional manufactured home too, a holdover from how this side of town filled in. It's not an architecturally fussy neighborhood. Ranch and Southwest Contemporary lines dominate, built for a young family or a first-time buyer who wants square footage without a huge price tag.
The neighborhood didn't stop building decades ago, either. Newer streets have kept filling in the remaining lots with Desert Contemporary designs, four-bedroom plans with lofts and home offices, so a buyer looking at Westgate Heights today can choose between an older re-stuccoed ranch and a brand new build a few blocks apart.

Sage Ranch is the one to know. It's the new-construction pocket tucked into Westgate Heights, built out on cul-de-sac streets with Desert Contemporary homes that look nothing like their 1980s neighbors down the road. If you want fresh drywall, a two-car garage that actually fits two cars, and a builder warranty, this is where to look inside the community. Everything else nearby is simply Westgate Heights proper — older stock, bigger yards in places, and prices that reflect the age of the roof and the plumbing.
Parks, library, everyday life
The Westgate Community Center on De Vargas SW anchors a lot of daily life here: a fitness room, a game room, senior meals five days a week, and a splash pad that fills up fast once it opens for the season. It's also where residents take free classes — bilingual yoga, tai chi, ESL, creative writing. A few blocks over, the Westgate Heights branch of the public library sits in the northwest corner of Carlos Rey Park, right next to Carlos Rey Elementary, sharing a parking lot with the child development center. It's a small branch, but it's an easy walk for a lot of the houses around it. Westgate Community Park covers the open green space and playground equipment that most of the block parties and Saturday soccer games in the area actually use.
Schools
Kids from Westgate Heights feed into Atrisco Heritage Academy for high school, a big Albuquerque Public Schools campus on Dennis Chavez that's hard to miss from the road. Mary Ann Binford Elementary and Truman Middle School cover the years before that. Worth confirming current attendance boundaries directly with APS before you buy, since they do shift, but that's the pattern for this pocket of the West Side.
Who it suits and who it doesn't
This is a drive-everywhere neighborhood. If you want to walk to a coffee shop or bike to a brewery, look closer to Nob Hill or Downtown — that's a real commute from here, not a hop. What Westgate Heights offers instead is more house for the money than you'll find closer in, a straight shot down Central or out to I-40, and a level, sun-baked stretch of Mesa with wide-open sky views that a lot of buyers coming from denser cities end up liking more than they expected. It suits people who want a yard, don't mind a car-dependent part of town, and are weighing an older re-done ranch against a new build in Sage Ranch a few streets over. It's less of a fit if you're chasing walkability or a historic feel — this part of town was built around the car and it still shows.
