Where The Boulders sits
Head south on Unser from Paradise Boulevard and take the right onto Boulder Trail. That's the front door. The Boulders homes for sale sit in a compact pocket of northwest Albuquerque, entirely inside 87114, on the Ventana Ranch side of Unser. The street names give the theme away: Boulder Trail, Monolith Drive, Basalt Peak. A roundabout sorts out the middle of it. Around 300 homesites in all, which is small enough that you'll start recognizing cars after a month.
The ground out here runs near 5,400 feet, a few hundred feet up from the river valley, and it tilts enough that plenty of lots catch the Sandias across town. Second-floor windows do better than first-floor ones. Worth knowing before you fall for a floor plan.
The houses
Pulte built this one start to finish, roughly 2012 through 2018. It's done. Nothing new is going up, so everything that trades here is resale.
The plans came in two series and ran from about 1,400 square feet up past 3,000, with some of the two-story builds finishing larger than that. Three to five bedrooms is the usual band. Stucco, front-facing garages, a Southwest contemporary look rather than anything heavily Pueblo Revival. Pulte certified the neighborhood at NM Build Green Silver, so the insulation and windows are a generation better than what you'll find in the 1990s subdivisions a mile east. Utility bills show it.
Lots are modest and vary more than you'd expect from a single builder. Some interior lots sit close to 5,500 square feet while corners and the ones backing common space run nearer 9,000. Yards are small either way. If you want acreage and a workshop, this isn't it. If you want a yard you can finish over one weekend, it is.
The association
There's an HOA and almost every house here carries dues. Billing is quarterly rather than monthly, which catches people out the first year. What the money does is narrow and easy to see: it waters and mows the common landscaping, trims the plants, keeps the irrigation running, hauls the green waste and insures the common areas. The neighborhood parks and the tot lot come out of it too.
This is not a lifestyle association. No gate, no clubhouse, no association pool. Associated Asset Management has handled the books, and control of the board passed to homeowners once Pulte closed out the last houses. Covenants are the standard production-builder set: paint palettes, limits on RV and trailer parking, keep the front yard alive. Some buyers find that reassuring and some find it fussy. Read the CC&Rs before you write an offer, especially if you own a boat.
What's close
Piedras Marcadas Canyon is the good one. The trailhead is off Golf Course Road just south of Paradise, a few minutes away, and the 1.8-mile loop holds the densest concentration of petroglyphs in the whole monument, several thousand images pecked into the basalt. No fee, no entrance station. Most people who live out here take visitors once and then go back alone.
Paradise Hills Community Center, with its pool and skate park, is under a mile off. Ventana Ranch Park on Universe has the tennis and pickleball courts and a proper playground. Groceries and errands mean the Coors and Cottonwood corridor, about ten minutes, which covers Cottonwood Mall and most of the chain restaurants on this side of town. Presbyterian Rust Medical Center and CNM's Westside campus are up Unser toward Rio Rancho.
The commute, honestly
This is the trade-off and it deserves real thought. Unser to Paseo del Norte moves you east across the river quickly, and downtown is around twenty minutes off-peak with the Sunport a little past that. At rush hour, Paseo and Coors both stack up. Work on the west side, at the hospital or in Rio Rancho, and this address is hard to beat. Commute to UNM or the Journal Center every day and you should drive it at 7:30 in the morning before you commit.
Schools
Albuquerque Public Schools serves the area. Homes here have fed Sunset View Elementary on Paradise Boulevard, James Monroe Middle and Cibola High. APS redraws boundaries from time to time, so confirm the current assignment with the district rather than trusting a listing sheet.
Who it suits
Buyers who want a house built this century on a low-maintenance lot, with mountain views and a short drive to the west-side employers. Anyone after mature trees, a big lot or a walk to a coffee shop should look at the Heights or the North Valley instead, because this side of Unser doesn't do those things. With only about 300 houses, turnover is light and good ones tend to move fast.
