Tanoan East in Albuquerque, NM

Ask a Realtor in the Northeast Heights where the money went in the 1980s and a lot of them will point northeast of Academy and Eubank. That's Tanoan East, built around the Tanoan Country Club's 27 holes at the base of the Sandia foothills. If you're searching for Tanoan East homes for sale, you're really looking at one half of a split community — Eubank Boulevard divides Tanoan East from Tanoan West, and each side runs its own gate and its own association.

The setting

The land climbs here. You're close enough to the mountain that afternoon shadow comes early in winter, and plenty of lots back to fairway or open sightline instead of a fence. Academy Road runs the southern edge; the community sits north of it, tucked between the Country Club Estates side and the Highlands. It's a quiet grid of curving streets and cul-de-sacs, not a through-route for anybody, which is part of the appeal and part of why traffic noise mostly isn't a complaint here.

The houses

Most of what's on the ground went up from the early 1980s, when the club itself broke ground, through the 1990s as later phases filled in. Custom and semi-custom stucco is the rule — Territorial trim, some Pueblo Revival detail, low rooflines, courtyards, the usual Southwest vocabulary done at a higher spec than you'll find in the tract neighborhoods further south. Lots run bigger than average for the Heights, and a fair number of them are golf-course adjacent, which is its own trade-off: the view is real, but so is the occasional stray ball and the landscaping commitment that comes with a visible backyard. You'll also find a pocket of attached patio homes and townhomes mixed in, mostly aimed at buyers who want the address without the yard work.

The HOA

The association here is the Tanoan Community East Association, run through HOAMCO's northeast Albuquerque office rather than self-managed. That matters more than people think going in — there's a real office, a real property manager, and a board that meets monthly, not a volunteer with a shoebox of checks. Dues fund the guarded entry and the security patrol, upkeep on the common areas and interior roads, and a share of clubhouse cost. It's a covenant community in the genuine sense: architectural review exists, and if you're planning an addition or a repaint, expect a form to fill out. Buyers coming from an unrestricted lot sometimes chafe at that. Buyers who've lived next to someone's project car for five years usually don't.

Worth saying plainly: the country club itself — golf, dining, the clubhouse operation — is a private membership, separate from the HOA and not included in your dues just because you bought inside the gates. Living here doesn't make you a member. Plenty of residents aren't.

Schools and getting around

Kids here feed into Georgia O'Keeffe Elementary, Eisenhower Middle, and La Cueva High School, all APS. Albuquerque Academy, the private K-12 up the road off Wyoming, is close enough that a lot of Tanoan families cross-shop it. For everyday errands you're a short drive to the shops and restaurants along Academy and Wyoming, and Uptown — Coronado Center, ABQ Uptown, ta Winrock — is maybe fifteen minutes if traffic behaves. Tramway gets you into the foothills trail system and Elena Gallegos Open Space in a few minutes for anyone who hikes or rides before work. For downtown or the airport, you're working your way to I-40 via Juan Tabo or Tramway rather than anything closer.

Who it fits

This is an established, higher-end corner of the Heights, not a starter neighborhood and not new construction — if you want that, you're looking elsewhere in the metro. It suits a buyer who wants a mature, built-out address with mountain views and doesn't mind paying an association to keep it that way. It's less of a fit for someone who wants to park a boat in the driveway or skip the design review on a remodel. The golf-course lots in particular reward buyers who actually want to look at a fairway every morning, not just say they do.
