Tanoan in Albuquerque, NM

Tanoan is a gated golf community in Albuquerque's far Northeast Heights, laid out north of Academy Road NE around the 27 holes of Tanoan Country Club. Eubank Boulevard splits it in two: the west side is governed by The Tanoan Community Association, the east side by Tanoan Community East Association, and each keeps its own gates, board and covenants. Building began in the 1980s and continued over the following two decades, so streets curve past fairways and grown-in landscaping rather than repeating one plan. Entry gates are staffed around the clock, with patrols working the interior streets.

Both associations are managed by HOAMCO, and dues cover the common areas, road maintenance, the clubhouse and the security that gives the place its shape. Country club membership is a separate matter with its own dues; a household can live behind the gates without joining, and the club operates independently of either board.

Tanoan East sits on the far side of Eubank Boulevard, gathered into its own set of small neighborhoods under the east association. Estates at Tanoan is a second named pocket within the community. West of Eubank the plats carry golf names of their own, so an address may read Torrey Pines, Inverness, Village Greens or Cypress Point before it reads Tanoan.

The southern edge runs along Academy Road NE, and a second gate opens off Ventura Street just north of it. The Sandia foothills rise behind the community, and the course threads between the streets instead of sitting off to one side, which is why so many lots look onto turf or open space.
