Sundance Estates in Albuquerque, NM

Sundance Estates is one small plat on the Paradise Hills side of Albuquerque's far northwest, and anyone shopping Sundance Estates homes for sale figures out the same thing in the first week: there aren't many of them. This isn't a master plan with a gate and a clubhouse. It's a few streets of houses, built out, and that's about it.

Where it actually sits

Head south on Unser Blvd from Paradise Blvd NW, then turn east on Blue Feather. That's the way in. Jacks Creek Rd and Bald Eagle Rd carry most of the addresses, and everything here is 87114. Ventana Ranch is the bigger, better-known name a little to the west. Paradise Hills wraps around the north and east. You're up on the West Mesa, so the ground is high and mostly flat, and the east-facing lots look clear across the valley at the Sandias. That view is why a lot of people picked the lot they picked.

The houses

This is 2000s production building. Stucco, tile or shingle roofs, one- and two-story plans with attached garages and the occasional third bay. Lots are modest and walled in back. Front yards are mostly gravel and desert planting, which is how you want it out here. Sizes run from ordinary starter square footage up to genuinely large two-story family plans, so the spread within a few blocks is wider than the size of the neighborhood would suggest. Nothing new is being built. Everything that trades is resale, and it trades rarely.

One piece of advice. Ask for the covenants and any association documents before you write an offer. Small plats like this one vary, and what a friend pays two streets over isn't necessarily what you'll pay.

Schools are a few blocks up the road

Sunset View Elementary sits at 6121 Paradise Blvd NW, and James Monroe Middle School is right there on the same stretch, close enough that families here handle the elementary run on foot or by bike most mornings. High school is Cibola. All three are Albuquerque Public Schools. Boundaries do get redrawn, so confirm the current assignment with APS for the specific address before you fall in love with a house.

What's within ten minutes

Bernalillo County runs the Paradise Hills Community Center at 5901 Paradise Blvd NW, and its seasonal outdoor pool gets heavy use in July. The best thing nearby isn't a park at all. Drive to 9501 Golf Course Rd NW and you're at the Piedras Marcadas Canyon trailhead in Petroglyph National Monument, a 1.8-mile walk past the densest concentration of petroglyphs anywhere in the monument, on the order of 5,000 images. No fee, open sunrise to sunset. Parking holds about a dozen cars and there are no restrooms, so go early. For everything else there's Cottonwood Mall at 10000 Coors Bypass NW, the grocery and restaurant strips along Coors and Paradise, and golf on the Paradise Hills side.

Getting to work

Unser is the north-south road and it moves well. Paradise takes you east toward Golf Course and down to Coors. Paseo del Norte is the connection across the river to I-25, and Coors Bypass gets you onto I-40. Be honest with yourself about the drive. Downtown, UNM and the hospitals are a real commute from here, usually a half hour and longer in weather. Rio Rancho and the Intel side of things, on the other hand, are close.

Who it suits

People who want a reasonably young house with a lot of floor area, in a quiet spot, without paying Northeast Heights money for the same square footage. Families and retirees both do fine here. What it isn't is walkable. There's no coffee shop you stroll to, no pool or clubhouse of its own, no name anybody recognizes at a party. Spring wind on the mesa is real and neighbors will tell you so. And because so few houses change hands, buying in takes patience followed by a quick decision. If you want this neighborhood, watch it and be ready to move.
