Story Rock in Albuquerque, NM
Story Rock is a small subdivision on Albuquerque's Westside, sitting in the grid between Unser and Coors just south of Montaño, all of it inside 87120. Roughly 150 houses. Anyone shopping Story Rock homes for sale should know that up front, because it changes how the search works. You can walk the whole place in fifteen minutes, and in a neighborhood this size the options are limited by nature.
The street names tell you where the name came from. Storyteller, Sipapu, Star Kachina, Whisperwind, Arrowpoint, Legends. West of here the black basalt escarpment of Petroglyph National Monument runs north to south along the far side of Unser, and the rock up there carries thousands of carved images left by Ancestral Puebloan people and later Spanish settlers. Story rocks. The developer took the theme and ran with it.
What the houses are like
D.R. Horton built all of it, platted in units, with most of the construction landing in the first few years of the 2000s. Stucco, one and two stories, pitched tile roofs instead of the flat parapet look you get on older Westside stock. Plans run from about 1,400 square feet up to the high 2,000s. Three-car garages show up on a good number of the larger models. People notice, because that isn't typical at this size of house.
Lots are city lots. Walled back yards, rock and gravel out front on most of them, a few holdouts with grass. The trees have finally gotten big enough to shade something, which wasn't true fifteen years ago.
One honest caveat. Much of the single-story inventory sits at the small end, call it 1,400 to 1,600 feet, and the bigger floor plans are two-story with the bedrooms upstairs. If a main-floor primary bedroom is non-negotiable, ask before you drive out. It exists here. It just isn't common.
The park, and the trail behind it
Story Rock has its own private park — small, green, with a covered pavilion, a picnic table, and a climbing rock that the kids treat as the main attraction. It's HOA property, maintained out of dues, and it's the one place the association is visible in daily life. The park connects out to the Mariposa Trail and from there into the city's wider bike and walking network, so you can get a real walk in without putting the dog in the car first.
For something bigger, the monument is close. Boca Negra Canyon, up Unser past Montaño, is the short paved-loop unit and fills an hour with kids. Rinconada Canyon, south on Unser at St. Josephs, is sandier and longer. Ladera Golf Course, the city course at Ladera and Unser, is about five minutes away.
Getting anywhere from here
Coors and Unser are both a couple of minutes out, which covers most Westside errands. Downtown and the university are a straight run on I-40. The Montaño bridge is the crossing people here actually use for the North Valley and the Journal Center.
Now the part nobody puts in a listing. River crossings are the Westside's structural problem and Story Rock is not exempt from it. Montaño and Paseo del Norte both stack up in the morning. Plan on it. If your job is at Sandia Labs or Kirtland, this is a long drive, and you should make it once at 7:30 on a weekday before you write an offer.
Groceries, food, everyday stuff
The Coors corridor handles groceries, pharmacy, hardware and the usual chains, all within a few minutes. Cottonwood Mall and the big-box cluster around it are ten to fifteen minutes north on Coors. Old Town is a short hop down I-40. Restaurants on this side of the river tend to be strip-center New Mexican places, and they're a lot better than the buildings suggest.
Schools
This is Albuquerque Public Schools territory. Chaparral Elementary on Milne Road is the closest, under a mile, and plenty of families here walk it. Middle and high school assignments on this stretch of the Westside have been redrawn more than once, so check the current APS attendance map against the specific address rather than trusting a listing sheet, mine included.
Who it suits
Buyers who want a newer-than-average house with a tile roof and a garage that holds more than the car, in a neighborhood small enough that people recognize each other, at a tier below the newer master-planned stuff further up Unser and out in Rio Rancho. It works well for first-time buyers moving up and for downsizers who still want a yard to sit in.
It works less well if you want acreage, or new construction, since this is built out and nothing more is coming. And if you're the sort of buyer who wants twenty houses to compare on one Saturday, a 150-home subdivision is going to frustrate you. Turnover is low. That's the trade.
