Riverview Estates in Albuquerque, NM
First thing to know before you start looking at Riverview homes for sale in Albuquerque: there are two of them. The name sits on two separate pockets west of the river, roughly six miles apart, and they have almost nothing in common except the view they were named for. Agents write both into the MLS. Buyers mix them up constantly.
One is in 87105, up on the escarpment edge off Coors Blvd NW, where Riverview Dr NW runs along the rim. The other is in 87120, off Golf Course Rd NW below Paseo del Norte, on the Taylor Ranch side of town. Different eras, different houses, different schools. Sort out which one you mean on day one.
Riverview Heights, up on the rim (87105)
This is the older one. Houses here went up mostly in the 1950s and 1960s, back when the West Mesa was still largely empty and the lots along the edge went first. They sit above the valley floor facing east. On a clear evening you get the bosque, the downtown skyline and the whole Sandia front from the back patio. That view is the entire reason the street exists.
Lots run generous by Albuquerque standards — a third of an acre is not unusual. The houses are a mixed bag. Some original ranches, some heavily remodeled, a few taken back to the studs by owners who bought the view first and worried about the house later. Territorial and Southwest Contemporary both show up, and so does plain brick that has not been touched in sixty years.
The trade-off is the setting. You are close to Coors, which means traffic and commercial frontage, and the surrounding blocks are older valley-edge Albuquerque rather than a planned subdivision. Development along the rim falls under the Coors Corridor Plan and the Northwest Mesa Escarpment Plan, adopted in 1987 and amended in 2016, which set real limits on height and massing near the edge. If you are picturing a second story to open up the view, read those before you pay anyone to draw plans.
Riverview Estates, off Golf Course Rd (87120)
Newer, tidier, more predictable. Most of it went in during the early-to-mid 1990s as the west side filled north of Montaño. Stucco, pitched tile roofs, two-car garages, three and four bedrooms, walled backyards. Southwest Contemporary throughout. Not much architectural drama. For most buyers here that is the appeal.
Location is the strong suit. Mariposa Basin Park sits nearby off Taylor Ranch Rd NW, with paved loop trails running from about half a mile to a mile, a small pond and wetland at the north end, ball fields, courts, a playground and restrooms. Riverview Park lies just outside the Taylor Ranch boundary off Golf Course Rd, mostly open turf. The Mariposa and Riverview trails tie the two together and the city maintains a shared trailhead lot near Unser. Keep going north and you reach Piedras Marcadas Canyon, which holds the densest concentration of petroglyphs anywhere on the seventeen-mile escarpment — roughly 5,000 documented images. The trail is undeveloped and there are no facilities. Parking is off Jill Patricia, south of Paradise.
Getting around
From the 87120 side, Paseo del Norte carries you across the river and onto I-25 in about twenty minutes when traffic cooperates, noticeably longer at rush hour. Coors and Unser handle the north-south trips. The 87105 pocket sits closer in. You are a few minutes from I-40 at Coors, which is the quicker run downtown and out to the university.
Schools
They split along the same line the neighborhoods do. The escarpment side feeds the West Mesa High cluster. The Golf Course side sits in the Volcano Vista attendance area, with Lyndon B Johnson Middle serving much of Taylor Ranch. Albuquerque Public Schools redraws boundaries from time to time and transfer options exist, so confirm the assignment for a specific address with APS directly rather than trusting a listing sheet.
Who it suits
Want a view lot and willing to take on an older house and some road noise? Look at the 87105 side. You will pay for the view, and possibly for a roof. Want a straightforward 1990s house near good parks with an easy Paseo commute? The 87120 side is the better fit.
Neither pocket has a homeowners association. No monthly dues, nobody approving your paint color. That cuts both ways, and on the older streets it shows in places. Some people love that and some people cannot live with it, so drive both at least twice before you decide.
