Where it actually sits
Richland Hills is a small pocket of far Northwest Albuquerque, off Golf Course Road NW between Paradise Boulevard and Paseo del Norte, in the 87114 ZIP. Anyone shopping Richland Hills homes for sale should understand the scale first: this is a couple hundred houses on streets like Marna Lynn, Glencroft and Mountvale, not a master plan with three entrances and a sales trailer. The streets loop back on themselves. There's no cut-through traffic, mostly because there's nowhere to cut through to.
It reads as its own place rather than a slice of something bigger. The city park carries the name. So does the way agents write it up.
Brick houses, which is not the norm here
Sivage-Thomas built this neighborhood in the mid-to-late 1990s, and they built it in brick. That's the thing longtime westside buyers notice first. Most of what went up around Albuquerque in that decade was frame and stucco, and stucco needs recoating on a cycle. Brick doesn't. Thirty years on, these elevations still look like themselves.
Floor plans vary more than you'd expect for a single builder and a single decade. You'll find single-story plans and two-stories, three and four bedrooms, and a fair spread in square footage across the tract. Lots are ordinary suburban lots. Nobody is buying acreage here. What you do get is landscaping that's had twenty-five years to fill in, which is why the yards read greener and more layered than in the newer subdivisions further west toward Ventana Ranch and Volcano Cliffs.
The neighborhood is finished. Built out, done, no phases left. If new construction is what you want, this isn't the address.
The park, the school and the petroglyphs
Richland Hills Park sits at 4190 Education NW. It's about two acres, small, and it backs directly onto Petroglyph Elementary, so the schoolyard and the park function as one open space in practice. The city rebuilt it with $250,000 in state funding, putting in new playground equipment and solar lighting. Walkable from most of the subdivision.
The bigger draw is a five-minute drive. The Piedras Marcadas Canyon trailhead is at 9501 Golf Course Road NW, and the parking lot is tucked behind a Valvoline, which is exactly the kind of thing nobody tells you. It's a mile and a half round trip along the escarpment. The National Park Service puts roughly 5,000 documented images in that canyon, the densest concentration anywhere on the seventeen-mile volcanic ridge. Free, no gate, no restrooms, no water. Go early in summer.
The Paradise Boulevard Trail runs close to three miles between Golf Course and Universe for walking and riding. Paradise Hills Golf Course is over on Country Club Lane.
Schools
Listings here have historically fed Petroglyph Elementary, James Monroe Middle and Cibola High, all Albuquerque Public Schools. Cibola carries real weight with westside buyers and it comes up in conversation constantly. Boundaries do get redrawn, so confirm the current assignment with APS for the specific address before it becomes a deciding factor.
The association, and what it does and doesn't do
There is a mandatory HOA, and the dues are annual rather than monthly, which tells you most of what you need to know. They cover common areas. That's the whole scope. No pool, no clubhouse, no gate, no trail system the association owns. Records point to Associa Canyon Gate handling the management.
The covenants are the standard 1990s package: exterior colors, RV and boat storage, signage, that sort of thing. Enforcement is light in practice. Some buyers coming from Cabezon or High Resort find that a relief. Others expect more for their money and are disappointed, and I'd rather say that plainly than let someone find out later. You're paying for maintained entry landscaping and a paper trail on the covenants, not for a lifestyle.
The commute, and the trade-off
Paseo del Norte east across the river gets you to I-25 and the north end of town. Coors south connects to I-40. Cottonwood Mall and the whole Coors Bypass retail run are minutes away, groceries and everyday errands cluster at Golf Course and Paradise.
The river is the honest trade-off. Both bridges back up at rush hour, and if you work downtown or at UNM you'll feel it every single morning. Plenty of people make that deal knowingly and never regret it. Some don't. Worth driving it at 7:30 on a weekday before you commit.
Who it suits: a buyer who wants an established brick house with grown-in landscaping, a quiet street and no interest in painting stucco. Turnover is modest, so what's available at any given moment is limited. The current listings on this page are the real answer there.
