Longford at Arrowwood is a small pocket of mid-2000s houses on Albuquerque's Southwest Mesa, just east of 98th Street SW off Amole Mesa Avenue. Buyers looking at Longford at Arrowwood homes for sale often can't place it on a map at first. Here's the shortcut. The streets are named after wine. Riesling, Cabernet, Inniskillin. Turn onto one of those and you're in it.

The whole pocket falls inside 87121, about a mile south of Gibson Boulevard SW and roughly three and a half miles south of Central. City development records put the corrected subdivision plat at the end of December 2005, on land in the old Town of Atrisco Grant. The houses followed right behind it.

The houses

This is mid-2000s production building and it reads that way. Stucco, a Southwest contemporary look, the occasional Pueblo Revival parapet on a front elevation. Most are two-story. Three and four bedrooms is the norm, with the bigger floor plans running into the low 2,000s in square footage, and two-car garages are standard.

Lots are small. A tenth of an acre is typical and the houses sit close together. That's the trade you make out here. You get square footage for the money and you give up yard. Landscaping is mostly xeriscape, gravel and a few shrubs, which is normal for the mesa and keeps the water bill reasonable. Twenty years on, some of the trees have finally gotten tall enough to throw real shade. Plenty haven't.

The subdivision itself is finished. Nothing new is going up inside it, though the Southwest Mesa around it is still filling in, so you'll see fresh rooftops a few minutes' drive away. The honest complaints

Wind, first. The mesa is flat and open and in March and April it blows hard and carries dust. Screens get dirty. Patio furniture moves. Second, the commute is real if your work is east of the river. Third, covenants and dues vary block to block out here, so ask what applies to a specific house before you get attached to it.

Parks, schools and the corner at 98th

Sierra Sunset Park is the closest real park, at Amole Mesa and Messina SW, just across 98th. The city built it with 2013 bond money: 6.8 acres, most of it open grass, two playgrounds split by age, walking paths, picnic tables and a few hundred young trees. Women's Memorial Park sits further west at Amole Mesa and 118th. The Amole Arroyo cuts through this part of the mesa, and the city has long treated that corridor as a future trail connection.

That same corner at 98th and Amole Mesa holds the Southwest Public Safety Center, an 18,500-square-foot building the city opened to put Albuquerque Fire Rescue, the police department and Albuquerque Community Safety under one roof. It was the first new fire station the city had built since 2005. It went here because this side of town grew faster than its services did.

For schools, APS assigns this area to Rudolfo Anaya Elementary at 2800 Vermejo Park Drive SW, close enough that a lot of families walk it. George I. Sánchez Collaborative Community School, a K-8 at 4050 118th Street SW, opened in 2015. High school is Atrisco Heritage Academy on Dennis Chavez Boulevard SW. Boundaries get redrawn from time to time, so confirm with the district before you sign anything.

Getting around

98th Street is the spine. Head north and you hit Central Avenue and then I-40. To the south and east, Dennis Chavez Boulevard runs over to Rio Bravo and the I-25 interchange across the river. Everyday errands are close by. There's a Walmart Neighborhood Market on Sage Road SW a few minutes off, and more retail clustered up at 98th and Central. Anything bigger and you're driving to Coors.

Who it suits

Buyers who want a decent-sized, relatively young house and will trade drive time and yard space to get it. First-time buyers and families do well here. If your job or your life is anchored in the Northeast Heights, drive it at 7:30 on a Tuesday before you write an offer. Some people do it happily for years. Others last eighteen months.
