Laurelwoods in Albuquerque, NM

Laurelwood sits on the Albuquerque West Side, north of I-40 and a few blocks east of Unser Boulevard. It's a small, quiet grid of loop streets in the 87120 ZIP, and the street names tell you roughly when it went in: Pinonwood, Pinewood, Laurelwood Parkway. Most people looking at Laurelwood homes for sale have already decided they want a west-side address with a real yard, without paying what the newer subdivisions north of Paseo del Norte ask.

Where it sits, exactly

Picture a rectangle roughly between 72nd Street NW and Unser, with I-40 below it and Ouray Road NW up top. Laurelwood Park anchors the middle of it, on Hanover Rd NW. You're up on the West Mesa here, a few hundred feet above the valley floor, and that's the practical reason a lot of people cross the river: the Sandias sit right in front of you looking east, and the volcanoes are on the skyline behind you.

The houses

This is stucco tract housing from the 1980s through the early 2000s. Single-story ranch plans, a fair number of two-stories, pitched roofs, two-car garages. Three and four bedrooms are the norm, and the larger plans get past 2,300 square feet. Lots are ordinary for the era. Room for a covered patio and a couple of trees, and a good number of the yards here have grown-in shade, which you can't say about much of the newer West Side.

It's built out. Nobody is delivering new construction inside Laurelwood, so everything that comes up is resale and condition swings house to house. Ask about the roof, and ask whether the cooling is evaporative or refrigerated. On homes of this vintage that's the conversation that actually matters. There's an association, but there's no HOA

Buyers mix these two up constantly, so it's worth being plain. Laurelwood has a neighborhood association registered with the City of Albuquerque. It holds an annual meeting over at Ladera Golf Club and works alongside other West Side groups such as Westgate, Parkway and Pat Hurley on traffic, safety and park issues. That's a volunteer civic group. It is not a homeowners association. Our records show no association dues here and no board enforcing architectural covenants. If you want somebody policing paint colors and where the RV parks, this isn't that neighborhood. If you're tired of being told what to do with your own driveway, it very much is.

Parks, golf and the escarpment

Laurelwood Park is the neighborhood's own. The City rebuilt the playground there, swapping the old sand surface for wood chips and putting in new benches, tables and a drinking fountain. It's small on purpose: play structures, a half-court, shade, a path across the drainage. Kids ride bikes to it.

A mile and a half north is Ladera Golf Course at 3401 Ladera Dr NW, city-run, open since 1980. Eighteen holes plus a nine-hole executive course, a driving range and four lakes, all at municipal green fees. Head the other way and Unser runs along the Petroglyph National Monument escarpment. Rinconada Canyon's trailhead is south at Unser and St. Josephs; Boca Negra Canyon is north at Montaño.

Errands and the drive

Coors and Central cover the day to day. Ladera Shopping Center at 3301 Coors Blvd NW handles groceries and the usual errands, and the Patrick J. Baca Library at Central and Unser is the big branch on this side of town. The freeway is right there, which is the point of living here. Downtown is a short run east on I-40, and the airport is manageable. Going north to Cottonwood means Coors or Unser, and both back up at rush hour. That's the trade you make.

Schools

Albuquerque Public Schools serves the area. Susie Rayos Marmon Elementary is at 1800 72nd St NW, essentially in the neighborhood. Jimmy Carter Middle School is at 8901 Bluewater Rd NW and West Mesa High School at 6701 Fortuna Rd NW. Tres Volcanes Community Collaborative School, west of Unser, also turns up on listings here. Boundaries get redrawn, so confirm the current assignment with APS before you buy on the strength of a school.

Who it works for

Buyers who want a house with a yard, inside the city, without driving out to the far West Mesa to afford it. Households that need I-40 every morning. People stepping up out of a first condo or a rental. It's not the right pick if you're after new construction, a gated entrance or the manicured look of a master-planned community, and if freeway noise bothers you, walk the southern edge on a weekday before you commit.
