Juan Tabo Hills Estates in Albuquerque, NM

Juan Tabo Hills Estates sits on Albuquerque's southeast side, off Juan Tabo Boulevard SE and just west of the Four Hills neighborhood. Eastside Development Inc. platted the ground, and Pulte Homes opened its section in June 2019 before closing out sales there. The land slopes, so lots step with the grade and retaining walls carry parts of the street grid. A homeowners association named Volterra governs the subdivision, collecting assessments that keep up common areas and build reserves for shared facilities. New construction wound down once the last builder finished its run.

Pulte bought its lots from Eastside Development in 2018 and held a grand opening the following June. Building did not go smoothly: by November 2022 city inspectors had documented subsidence, damaged retaining walls and cracked streets, and the builder took the developer to court over the ground it had been sold.

Association dues cover common-area upkeep, road maintenance and a security service, and part of every assessment goes into reserves for facilities such as the pool and area lighting. Assessments fall due on the first of the month, and the board contracts a management company for day-to-day operations.

Juan Tabo Hills Park, the city park at the edge of the subdivision, has been built out in rounds. One phase brought playground slides, among them a fifty-foot run down the hillside, and a later phase added a dog park.
