Cantabella in Albuquerque, NM

Cantabella is a small pocket of early-2000s houses on Albuquerque's far west side, off Ventana Road NW just south of Irving. Anyone looking at Cantabella homes for sale is looking at a few hundred lots on a handful of streets, all inside 87114. Calle Canta. Calle Chulita. Calle Placido, Calle Bella, Calle Acanta. That's most of it.

Where it actually sits

The subdivision reads as part of Ventana Ranch, and plenty of people call it Cantabella at Ventana Ranch. County records call it what it is: the Plat of Cantabella Subdivision, recorded in units, with Unit III covering the Calle Placido block. Universe Boulevard is the spine out here. Almost everything you do locally hangs off it.

You're up on the West Mesa, so you get the long view east to the Sandias. Sunsets do a lot of work in this part of town.

The houses

Almost everything went up between roughly 2002 and 2005, the bulk of it in 2003 and 2004. That's tract building at the tail end of Albuquerque's westside push, and it shows in both directions. In its favor: consistent construction, stucco done properly, garages that genuinely fit two cars. Against: the floor plans repeat, and lots are modest. Fifty by a hundred-odd feet is typical, block wall all the way around.

Sizes run from around 1,300 square feet up into the high 2,000s, three and four bedrooms mostly. A lot of the single-story plans have vaulted ceilings in the living room, which makes them live bigger than the number on the sheet. Style is standard Albuquerque production Southwest. Flat or low-pitched roofs, parapets, earth-tone stucco, a little Territorial trim on some elevations. Front yards are mostly rock and gravel. Backyards are whatever the owner did with them over twenty-odd years, and that varies a lot house to house.

Parks, and one HOA question worth asking

Ventana Ranch Park at 10000 Universe Blvd NW is the big one nearby. Roughly 17 acres, with lighted tennis courts (several striped for pickleball now), two full basketball courts, a playground, covered picnic tables and a wide grass field that fills with youth soccer on weekends. It's open 7am to 10pm. The broader Ventana Ranch area has ten parks plus a community center and pool.

Here's the thing to check before you write an offer. The Ventana Ranch Community Association publishes its roster of member neighborhoods, and Cantabella is not on it. Cantabria is, and the two names get confused constantly. So confirm in writing which association a given house belongs to, what the dues actually are, and whether that membership includes the community center and pool. I've watched buyers assume it did. Ask the title company, not the flyer.

Schools

APS splits this area roughly along Universe Boulevard. West of it, students generally feed to Ventana Ranch Elementary on Ventana Village Rd NW, then Tony Hillerman Middle and Volcano Vista High on Rainbow. East of Universe the elementary changes. Boundaries get redrawn, so verify the specific address with APS rather than trusting a listing sheet.

Getting around, and what people complain about

Universe north to Paseo del Norte, then east across the river, puts you on I-25 and the Journal Center side of town. Or south on Unser to I-40 for downtown and the airport. Neither is quick at 7:45am. Budget 30 to 40 minutes to downtown and don't be surprised when it's more.

The standing gripe out here is Universe itself. The City studied the stretch from Rainbow to McMahon after residents raised speeding and crash counts, and the recommendations covered the Ventana Road and Irving intersections along with mid-block pedestrian crossings. Irving and Universe has a signal and still turns up in the numbers. If anyone in your household would walk that route, walk it yourself before you buy.

Day to day it's convenient. CNM's Westside campus sits right there at 10549 Universe Blvd NW, 109 acres, open since 2003, which is the same window Cantabella was being framed. Groceries and the usual chains are minutes off. For real shopping you drive east to the Cottonwood Mall area on Coors Bypass, ten or fifteen minutes depending on the light at Paseo.

Who it suits

People who want a solid, low-maintenance house at a westside price, with a good park, a community college and a grocery store inside a couple of miles. It also works well for anyone stepping down out of a bigger Ventana Ranch or Volcano Cliffs house who still wants a garage and a yard to work with.

It suits you less if you want acreage, or a custom build, or a short drive to UNM and the Sunport. Twenty-plus minutes of windshield time is baked into living this far northwest. Most people out here decided that trade was worth it, and the ones who didn't moved back across the river.
