Where Avalon actually sits

Avalon is out on the West Mesa, west of Coors and south of I-40, in the 87121 ZIP. Draw a box with Bluewater Road NW along the top and Los Volcanes Road NW along the bottom, and run 90th Street NW straight down the middle of it. That's the place. Right around a square mile all in. Anyone looking at Avalon homes for sale who hasn't driven it yet should know the first thing they'll notice is the street signs.

Whoever platted this had the ocean on the brain. Starboard. Port. Schooner. Ketch, Mainsail, Helm, Jetty. All of it at five thousand feet, a few miles from a row of dead volcanoes, in the driest corner of the county. I've never gotten a straight answer about why. Buyers either think it's funny or they never notice.

The houses

This is West Mesa tract housing, and I mean that as a description, not a knock. Stucco, mostly single-story, walled back yards, gravel and rock out front. The older part of the neighborhood went in from the 1970s through the 1990s. Then a real wave of building landed from 2000 on, which is why you'll walk two blocks and feel the vintage change under your feet. Three and four bedrooms is the common shape. There are some manufactured homes around the edges, and the Village at Avalon apartments sit at 601 90th Street NW, so the housing mix here is genuinely mixed.

There's no single master association running Avalon. It went in as numbered plats and units over a long stretch, so covenants vary block to block. Check the specific plat on whatever house you're writing on rather than assuming.

The honest trade-off

Lots are modest and the houses sit close. Shade is something you plant and then wait ten years for. Wind comes across the mesa in the spring and everybody complains about it, every year, without fail. And you drive for most errands.

What you get back is a newer house than the same money buys down in the valley, and one of the more reachable addresses on the West Side. People who want mature cottonwoods and a walkable dinner strip are going to be happier elsewhere. People who want square footage and a quick shot to Unser do well here.

Avalon Park and the trail

The neighborhood has its own park, and it's a real one. Avalon Park is at 9200 Starboard NW, at 90th and Volcano, with a playground, a tennis court and open field space. The Avalon Trail runs about half a mile and cuts through it, linking Jetty Court NW up to Bluewater Road NW. Short, but it's the spine of the neighborhood. Dog walkers, strollers, kids getting to school on foot.

North of here you've got the volcanoes and the Petroglyph National Monument escarpment, which is close enough for a weekday evening walk if you're motivated.

Schools and the pool

Jimmy Carter Middle School is at 8901 Bluewater Road NW, sitting right on Avalon's northern edge. Plenty of kids here walk it. Painted Sky Elementary is at 8101 Gavin Road NW, and West Mesa High at 6701 Fortuna Road NW.

The West Mesa Aquatic Center is next door to the high school at 6705 Fortuna NW, and it's a serious facility, an indoor Olympic-size pool plus outdoor slide pools. It's the kind of thing families here actually use in July. APS moves attendance boundaries from time to time, so confirm the assignment for a specific address with the district before you count on it.

Getting anywhere

90th Street feeds you north to Central Avenue, which is old Route 66 out here, and Coors and Unser both run north-south a few minutes east. I-40 is a straight run up Coors or 98th. Downtown is a reasonable drive off-peak. The Heights is not, and nobody should pretend otherwise.

Nuevo Atrisco opened at 201 Unser Boulevard NW in 2024, and the food hall there gave this side of town somewhere to go that isn't a drive-thru. That was a genuine change. Otherwise, everyday shopping means the Coors corridor.

Who it suits

First-time buyers, families who need bedrooms more than they need character, and anyone whose work sits on the West Side, at the airport, or downtown. It's a plain, functional, well-used neighborhood with a park in the middle of it and a middle school on its doorstep. Have a look at what's listed on this page to see what's moving.
