Arroyo Del Sol in Albuquerque, NM
Arroyo Del Sol is a gated condominium community on Irving Blvd NW, on the Paradise Hills side of Albuquerque's Westside. If you've been looking at Arroyo Del Sol homes for sale and noticed that every address reads the same, that isn't a data glitch. The whole community is 4801 Irving Blvd NW plus a unit number. Roughly 200 units behind one gate, all in the 87114 ZIP.
It went up right at the turn of the century, and it looks it. Stucco, tile-look roofs, two-story buildings arranged around drive courts instead of a street grid. Southwest contemporary, the version Westside builders were putting up by the hundreds in the late nineties. Most floor plans are two bedrooms, some three, generally in the 1,100 to 1,400 square foot range.
The part people don't expect: garages
Most Albuquerque condo stock at this size hands you a carport and a shared lot. Here you get an attached one-car garage and a private walled patio. That one detail is what buyers remember about the place. It's also why people who've been priced out of a detached house on the Westside keep circling back to this address.
The trade-offs are the usual ones. Shared walls. No yard that's yours to plant. Storage is whatever the garage and the closets give you, and not an inch more. If you restore motorcycles or need a workshop, this isn't your building.
The association
Dues here run higher than a lot of Albuquerque HOAs, and the reason is that they cover more. Water, trash, the landscaping, the private streets inside the gate, exterior maintenance, and the master insurance policy on the buildings. The pool and the fitness room are association-owned too. Sentry Management handles the day-to-day out of its Jefferson Street office in the Northeast Heights.
Practically, this is a hands-on association. Exteriors, roofs and common areas are its problem, not yours, which is the whole appeal for anyone who travels or is done with ladders. It also means the covenants have teeth on anything visible from the drive court. Ask for the resale certificate, the current budget, the reserve study and a year of minutes before you go firm. On a condo of this age the reserve study is the document that actually tells you something.
Two more things worth asking. The project has appeared on HUD's approved condominium list, which matters if you're financing FHA, but those approvals lapse and get renewed, so confirm the status the week you write the offer. And a meaningful share of the units are rentals, so if owner-occupancy ratios matter to your lender, get the number in writing.
Getting anywhere
Coors Blvd and the Coors Bypass are the spine out here, and the Cottonwood Mall commercial belt is a short drive north: Target, Home Depot, the big grocery stores, the Plaza at Cottonwood, most of the chain restaurants on this side of the river. Lovelace Westside Hospital sits a few minutes away on Golf Course Rd. Paseo del Norte takes you east across the river and onto I-25. Figure twenty-odd minutes to Downtown when traffic behaves, considerably longer at eight in the morning, because everyone on the Westside is doing the same thing.
ABQ Ride's 157 runs the Cottonwood/Montano/UTC line within a short walk of the gate. Be honest with yourself, though. This is a car neighborhood. Nothing is a comfortable walk except the mailbox.
Open space at the back door
Piedras Marcadas Canyon is the reason I route buyers up Golf Course Rd on the way in. Park at the Las Marcadas lot on Jill Patricia St, just south of Paradise Blvd, and walk an undeveloped trail along the base of the basalt escarpment. The City describes it as holding some of the largest petroglyph concentrations in Petroglyph National Monument. No fee, no visitor center, sunrise to sunset. Paradise Hills Park covers the ordinary stuff closer in. Upper units look east to the Sandias across the valley, and the west-facing patios get the sunset off the volcanoes.
Schools
Listings here report Seven Bar Elementary on Seven Bar Loop NW, James Monroe Middle on Paradise Blvd NW, and Cibola High on Ellison, all Albuquerque Public Schools. APS redraws boundaries, so check the current assignment on the district's site rather than taking a listing sheet's word for it.
Who it suits
First-time buyers who want a garage. People downsizing out of a Westside house and keeping the same ZIP, the same grocery store, the same doctor. Anyone working at the hospital or in the Cottonwood corridor who would rather not commute across the river. Owners who are gone for months at a stretch and want to lock the door and go.
It suits nobody who wants a dog run, a vegetable garden, or an association that leaves them alone. That's not a knock on the place. It's just what a condo is.
