Arroyo Del Sol in Albuquerque, NM

Arroyo Del Sol is a condominium community off Irving Boulevard NW, in Albuquerque's far northwest near the Coors Bypass corridor. JMS Construction built it in the late 1990s, and it remains a single property of attached homes rather than a subdivision of detached lots. A homeowners association runs the place: dues cover the landscaped common areas, the private drives, master insurance and shared utilities, which leaves owners responsible for little beyond their own interiors. Cottonwood Mall and the retail along Coors Bypass sit minutes away, and the petroglyph escarpment of Piedras Marcadas Canyon lies north, off Golf Course Road.

Ownership here is condominium rather than fee-simple land: an owner holds the unit plus a share of the buildings, grounds and drives around it, and the association carries the master policy. The complex once held HUD project approval for FHA financing, which has since expired.

Albuquerque Public Schools zones the community to Seven Bar Elementary, with James Monroe Middle School and Cibola High School taking the older grades.
