Anasazi Ridge in Albuquerque, NM
Anasazi Ridge sits at the west end of McMahon Boulevard NW, a few hundred yards east of Universe, on the high ground just north of Ventana Ranch. All of it is 87114. Most buyers find Anasazi Ridge homes for sale after they've already walked Ventana Ranch and decided they want the same commute with fewer neighbors. That's a fair way to think about it.
Where it actually is
The street names give the place away. Ancients Road, Cliff House Drive, Cliff Dweller Road, Basket Weaver Avenue, Atlatil Drive, Desert Spirit Road, Jacal Court, all wrapped around Anasazi Ridge Avenue itself. Eight streets or so. You can walk the whole subdivision in twenty minutes. That isn't a knock. It means there's no through traffic, and the cars on your street belong to people who live on it.
Ground here runs a little over 5,400 feet, high enough above the valley that the Sandias read clearly to the east from most lots. Back yards on the west side catch the sunset over the volcanoes. The land tilts, so plenty of houses sit a step above or below their neighbors. Pay attention to that on a walkthrough if you care about privacy or a level yard.
The houses
D.R. Horton built most of this in the mid-to-late 2000s, in the stretch just before the market turned. Production plans, one and two stories, roughly 1,400 to 2,700 square feet, three and four bedrooms. Southwest Contemporary stucco in the sand-and-cream range the Westside was doing then, two-car garages standard.
These went up under Build Green NM Silver certification, which in practice meant heavier attic insulation, sealed exterior penetrations and drip irrigation on the landscaping. Nothing exotic. It's the reason utility bills here tend to read better than a 1990s house of the same size a couple of miles south.
Lots are modest. This is not a half-acre neighborhood. Yards are xeriscaped almost without exception: gravel, native shrubs, a few trees on a timer. If you want lawn and mature shade, wrong address. If you want to spend zero Saturdays behind a mower, right one.
The subdivision is built out. Nothing new is being delivered, so everything that trades is resale, and because it's small to begin with, what's available at any given moment is limited. The listings on this page are the honest picture.
The HOA
There is one, and nearly every home here carries dues. By Westside standards it's a light association. The money goes to common areas and street maintenance, not to a pool or a clubhouse, and the assessment reflects that. The facts panel on this page carries the figure.
One thing buyers get wrong: Anasazi Ridge is not part of the Ventana Ranch association. Ventana Ranch runs a community center with a pool, plus tennis and volleyball courts, across more than thirty neighborhoods, and Anasazi Ridge is not one of them. You live next door to all of that. You are not a member of it. If pool access matters to your family, ask before you write an offer.
Covenants are the standard production-subdivision set: architectural review for exterior changes, limits on RV and boat storage, rules about what sits in the driveway. Enforcement has historically been mild. Nobody is going to measure your gravel. Don't plan on parking a fifth wheel out front either.
Schools, errands and the drive
APS serves the subdivision. Sunset View Elementary on Paradise Boulevard, Tony Hillerman Middle on Rainbow, and Cibola High on Ellison Drive have been the assignment for years. The district redraws boundaries periodically, so confirm at aps.edu rather than trusting a listing sheet. All three are Westside schools and all three are a short drive.
CNM's Westside campus on Universe is close enough to walk, which genuinely matters if someone in the household is taking classes or teaching. Universe Sports Park sits behind the campus, roughly nine acres of city fields. South of that, the Ventana Ranch park network is public even though it belongs to another association: the 17-acre Ventana Ranch Park, plus Terrazas and Briar Ridge within easy walking distance.
Groceries and everyday shopping mean getting in the car. Cottonwood Mall and the Coors Bypass retail strip are about ten minutes southeast, and that's where most of it happens. Presbyterian Rust Medical Center is a short run north into Rio Rancho, which is part of why so many medical households land in this corner of the map.
Commuting comes down to Paseo del Norte. Drop south on Universe, pick up Paseo, run east across the river to I-25. It moves well off-peak and poorly during it, which is the honest answer for anywhere on the Westside. Unser Boulevard heads north toward Rio Rancho and US-550 if you work that direction. Downtown and the airport are a genuine drive.
Who it suits
People who want a 2000s house with a mountain view, a small yard and no appetite for a big association. Families in the Cibola feeder pattern. Anyone working at Rust, out on the Rio Rancho tech corridor, or at CNM.
Who it doesn't suit: buyers who want the Ventana Ranch amenity package, buyers who want an older house with some character to it, and anyone who has to be in the Northeast Heights or downtown five days a week. The Westside commute is the trade you make here, and it's a real one.
