Academy North in Albuquerque, NM

Academy North is a townhome neighborhood in Albuquerque's Northeast Heights, bounded by Barstow on the west and Leslynne on the east, with service roads closing the north end above Racheleigh and the south end below Parrot Run. Roger Smith, a longtime Albuquerque homebuilder, built the attached houses here in the mid-1980s. Residents formed a volunteer association in 1992, funded by voluntary annual dues that pay for the stucco wall and the trees and hedges along Barstow, features the covenants leave to the neighborhood rather than the city. Loma del Norte Park is nearby.

The association that carries the neighborhood's name was approved by the city's Office of Neighborhood Coordination in April 1992 and still appears on the roster for Council District 4, where it belongs to the district coalition of neighborhood associations. A board of four officers runs it, with committees added as needed, and membership is open to anyone living inside the boundaries, owners and renters alike. There is no mandatory homeowners association: the covenants do the binding work, and the dues that maintain the shared landscaping are given rather than levied.
