The Peaks in Rio Rancho, NM
The Peaks is the gated piece of Mariposa, up on the mesa in far north Rio Rancho. If you've been looking at The Peaks homes for sale and wondering how it differs from the rest of Mariposa, the short answer is a gate, a second small association, and a build that finished in one tight run instead of trickling out over a decade.
Where it sits
Head north on Unser until the city thins out, then turn west on Mariposa Parkway. The whole Mariposa district lies west of Unser between US-550 and King Boulevard, all of it in 87144, and Blue Grama Drive is the spine most people use to get in. You're high enough here that the Sandias sit across the valley in full view. The ground rolls rather than running flat, so some homesites step and others sit level, and the difference shows up in what you can see off the back patio.
Right next to the neighborhood is The Preserve, the open space Mariposa set aside when it platted. The developer's own materials describe roughly 3,000 acres of it, laced with walking and biking trails. Pinion, boulder outcrops, grassland. You can walk out of the gate and be in it.
The houses
D.R. Horton built The Peaks, and it's finished. Sold out. Six floor plans ran through the neighborhood, from around 2,000 square feet up past 3,200, most of them delivered between 2018 and 2021. That makes the stock young and consistent. It reads as one neighborhood rather than a patchwork of eras, which is not true everywhere in Rio Rancho.
Stucco and tile roofs, Southwest contemporary massing, refrigerated air rather than evaporative cooling, three-car garages common. Several plans came with a detached RV garage or a five-car setup, which is genuinely hard to find at this size this far north. A few were built as multi-generational layouts with a second living area and its own entrance. Lots run wider than the typical newer Rio Rancho tract. Not acreage, but you're not shaking hands with the neighbor out the kitchen window either.
The HOA, and the part people miss
There are two associations here, not one. Every home belongs to the Mariposa Community Association, the master association for the whole development, run day to day by Cohere out of the community center on Parkway Avenue. That's what pays for the indoor and outdoor pools, the fitness center, the 12,000-square-foot LEED-certified community center with its locker rooms and cafe, the park with its courts and ramadas, and the trail system.
On top of that, The Peaks carries its own neighborhood association covering the gate, the streetlights, the private street components and the landscaping inside the walls, with a share going to reserves for replacing all of it later. The dues figure shown beside this page is those two combined, billed quarterly. It's a hands-on setup: expect architectural review for exterior changes, and expect the common areas to be maintained to a standard.
Now the part that catches buyers off guard. Mariposa sits inside a Public Improvement District the city formed in 2006 to finance the water and wastewater infrastructure out here. It's assessed on your property tax bill, not through the HOA, and it runs for years yet. Ask for the current PID assessment on the specific address before you get attached to a house. Nobody hides it, but it doesn't turn up in a standard mortgage estimate unless someone puts it there.
Getting around
This is the trade-off, and it's worth being honest about. You are a long way north. Figure roughly half an hour down Unser to Albuquerque's west side and closer to forty minutes to the Sunport. US-550 puts you on I-25 in about fifteen minutes, which is the better route if you're headed to Santa Fe or Bernalillo.
Everyday shopping sits down at the US-550 and Unser corridor by Enchanted Hills. Groceries, pharmacy, restaurants, the usual run. Santa Ana Star Casino and the golf at Santa Ana are a short drive east. Inside Mariposa itself there's no commercial to speak of beyond the cafe at the community center, and that's deliberate.
Schools
Rio Rancho Public Schools serves the neighborhood: Vista Grande Elementary, Mountain View Middle and V. Sue Cleveland High. Cleveland is the north-side high school. Check the district's boundary map for any specific address before you count on it, since RRPS adjusts lines as the north end fills in.
Who it fits
Buyers who want newer construction, a gate, and amenities they'll actually use, and who don't mind the drive. Retirees do well here, and so do people working from home or commuting to the Rio Rancho and west-side employers. It fits less well if you're downtown five days a week.
Two more things a buyer should hear. The mesa gets wind in the spring, more than you'd get down in the valley. And the landscape is high desert, not lawn. Some people take one look at the ridgeline and never want to live anywhere else. Others miss having a grocery store five minutes away. Come out at different times of day before you decide which one you are.
