Star Heights in Rio Rancho, NM
People searching Star Heights homes for sale often can't place the neighborhood on a map, so here's the short version. It sits just northwest of where Southern Boulevard meets Unser Boulevard, on the 87124 side of Rio Rancho. Polaris Boulevard SE is the spine. Wexford, Argus Court and the short streets hanging off Polaris fill in the rest. In the MLS you'll see it written as Star Heights South or Star Heights 2, depending on which phase a house sits in, but locally it's all just Star Heights.
Most people in town know the name because of the park. The city put Star Heights Park and the Star Heights Recreation Center at 800 Polaris Blvd. SE, right inside the neighborhood instead of out on an arterial. That's unusual and it matters. A lot of these houses are a walk from a playground.
The houses themselves
This is old Rio Rancho. AMREP platted and sold most of the city's early ground in the 1960s and 70s, and Star Heights came out of the tail end of that push, so the housing stock runs mostly late 1970s through the 1980s. Single-story stucco is the default. Attached two-car garage, low-pitched or hipped roof, brick or block courtyard walls out front on a lot of them. Southwest ranch, more or less, with the odd Pueblo Revival touch.
Sizes are modest by today's standards. Think somewhere in the 1,200 to 2,100 square foot band for the bulk of them, three bedrooms, sometimes four. What you get in exchange is land. Lots here were laid out when nobody was squeezing eight houses to the acre, and the difference against a new subdivision up north is obvious the second you pull into a driveway. Mature trees, real side yards, room for an RV pad.
Condition varies a lot house to house. Some have been through a full remodel. Others still have the original kitchen and a swamp cooler on the roof. Budget accordingly, and get a good inspector who knows 1970s New Mexico construction.
No HOA, and what that buys you
There's no homeowners association here and no dues. Nobody's writing you a letter about your gravel or your trailer. The flip side is that the street looks the way the neighbors keep it, and you'll see immaculate yards two doors from tired ones. Some buyers love that trade. Some don't. Drive the block before you decide.
Parks, and what's a few minutes out
Star Heights Park is 3.7 acres with a playground, basketball and volleyball courts, a skate park, tetherball, shade structures, picnic tables and grass. It's dog friendly. The recreation center on the same site has a learning center, a gazebo and rooms the city rents out for gatherings.
East on Southern you hit Rainbow Park at 301 Southern Blvd. SE, which is the bigger one at 14.7 acres. Outdoor pool, dog park, trails, another skate park, and an observatory that the local astronomy folks open up. Haynes Community Center and Park on Grande Boulevard adds two tennis courts, four pickleball courts, a pool and a walking loop across 12.9 acres.
Groceries, restaurants and the everyday errands are all on the Southern and Unser corridors. You're not driving far for anything ordinary.
Schools
Rio Rancho Public Schools serves the whole neighborhood. Puesta del Sol Elementary at 450 Southern Blvd. SE is the closest campus and it's genuinely close. Boundaries do get redrawn, so confirm your specific address with the district rather than trusting a listing sheet.
Getting around
Southern Boulevard east to NM 528, then Alameda or Paseo del Norte, is the standard run into Albuquerque and over to I-25. Unser drops you south into the West Side. The Intel campus off Sara Road is a short hop, which is why this pocket has always drawn people who work there. Be realistic about rush hour, though. Southern and Unser both back up, and the crossing at the river is the real cost of living on this side.
Who it suits
Buyers who want an established address in the middle of Rio Rancho, a bigger lot than new construction hands out, and no association telling them what to do. You'll pay less per foot here than in Cabezon or Loma Colorado, and you'll be buying a house with some age on it. If you want everything new with a builder warranty, look north toward 87144 instead.
