Seasons at Monarch in Rio Rancho, NM

Seasons at Monarch occupies about 50 acres at the northeast end of Mariposa, the master-planned community on Rio Rancho's north side. Harvard Investments broke ground here in 2022 through its Mariposa East affiliate, and Richmond American Homes builds the single-family houses. Longwing Park sits inside the neighborhood with a picnic ramada, a play structure and a butterfly habitat, and roughly fourteen acres are set aside as open space. Residents use Mariposa's community center, indoor lap pool and fitness center, and trails run straight into the 2,200-acre Mariposa Preserve next door. Sandia Mountain and high desert views come with the site.

The Mariposa Community Association handles the shared amenities, with Cohere Life running things day to day from an office in Rio Rancho. Assessments cover the common areas, pools, clubhouse, grounds and road maintenance, so the resort-style pool and the movement studio at the community center come with the house rather than a separate membership.

Mariposa also sits inside a public improvement district, formed in 2006 to finance a water supply system and a wastewater treatment facility across roughly 1,465 acres. The bonds are repaid through an assessment that appears on the Sandoval County tax statement and is paid semiannually alongside ordinary property taxes, with part of each payment routed to a reserve account for long-term replacement of that infrastructure.

Plans come in single-story and two-story configurations, and colors, textures, finishes and fixtures are selected with a design consultant instead of arriving as a fixed package.

Albuquerque is roughly twenty-five minutes south, and Rio Rancho's schools, healthcare and parks sit closer in.
