Where it actually is
Renaissance Townhomes homes for sale don't come up often, and that's most of the story right there. This is a small gated townhome community in southeast Rio Rancho, on the block bounded by Country Club Drive on the east, Broadmoor Avenue along the south and west, and the old Chamisa Hills golf course on the north. The city's own registry of homeowner and neighborhood associations describes the boundaries in exactly those words. Two street names cover the whole place: Renaissance Drive SE and Renaissance Loop SE. Every address here is 87124.
Fifteen minutes on foot gets you from one end to the other. That's the scale of it.
The homes
These went up around the turn of the 2000s, in the last real wave of building in Rio Rancho's older southeast quadrant. Attached townhomes, one and two story, stucco with tile or pitched shingle roofs. Southwest contemporary, not Pueblo Revival, and not pretending to be. Published listing data puts the housing stock roughly between 1,200 and a little over 2,200 square feet, with two- and three-bedroom plans the norm and attached garages standard.
Lots are small on purpose. You get a patio or a walled courtyard, not a quarter acre. A handful of plans back onto the old course frontage, and those are the ones people wait for.
The association, and what you're really buying
The HOA is why most buyers look here in the first place. Dues cover the front yards, the common areas, the private roads and the gate, plus the clubhouse, which has a catering kitchen and a meeting room residents can reserve. You mow nothing out front. If you travel, or you're coming down off a big lot somewhere north and are tired of it, that's the entire pitch.
It's a hands-on association by Rio Rancho standards. Covenants get enforced. Exterior paint, roof color, what sits in the driveway and for how long. Expect to ask permission rather than ask forgiveness. Some buyers find that reassuring and some find it maddening, and you ought to know which one you are before you write an offer. The board meets monthly. Ask the seller for the current covenants, the budget and the reserve study, and actually read them.
Schools and the daily stuff
Martin Luther King Jr. Elementary sits at 1301 Nicklaus Dr SE, just north across the old course, close enough that plenty of families walk it. Lincoln Middle is on Lema Road SE, a couple of minutes by car. High school is Rio Rancho High up on Loma Colorado NE, which is a genuine drive north and catches some buyers off guard.
Errands happen at the Country Club Shopping Center at 3301 Southern Blvd SE, more or less straight down Country Club Drive. Haynes Park and Community Center on Grande Boulevard SE is the neighborhood park of record: 12.9 acres with a summer swimming pool, tennis and basketball courts, bocce, horseshoe pits and two paved walking loops. Five minutes away.
Getting across the river
Southern Boulevard east to NM 528 is the commute, then Alameda or Paseo del Norte over to I-25. Figure the north I-25 corridor at 25 to 35 minutes depending on the hour. Downtown and the airport are further and you will feel the difference. Intel's Rio Rancho campus, on the other hand, is close enough that the drive isn't a factor.
The Chamisa Hills question
Know about this before you buy here. The golf course on the north boundary closed in 2016 and the clubhouse burned in 2019, so what's out there now is dry open ground, not fairway. In September 2025 the Rio Rancho governing body approved the Chamisa Hills Master Plan for the 281-acre site: housing, a business park, open space and a town center the developer is calling La Joya de Rio. City officials said at the time that dirt wouldn't turn for one to three years while platting, site planning and permitting work through.
Which way that cuts depends on who you are. Some buyers see a walkable town center going in next door and like it. Others bought for a green belt that no longer exists and don't want a few hundred more houses behind the fence. Both positions are fair. Go stand on the north edge of the community and look at it before you decide.
Who it suits
Lock-and-leave owners, downsizers, and anyone who wants a garage and a real floor plan without a yard to run. If you need RV parking, a shop building or room for horses, this is the wrong address and there are better ones ten minutes west. Turnover is low and the community is fully built out, so being pre-approved and ready to move matters more here than it does in a subdivision with forty things on the market.
