Redondo at Mariposa in Rio Rancho, NM

Redondo at Mariposa is a gated enclave of single-family homes inside Mariposa, the master-planned community spread across a mesa in northern Rio Rancho and reached by Unser Boulevard and Mariposa Parkway off US 550. Pulte Homes opened sales here in late 2018 and built out the streets over the years that followed. The Mariposa Community Center stands within walking distance, holding indoor and outdoor pools, a fitness room, a movement studio and a park with ball courts, a playground and picnic ramadas. Association dues cover those amenities and the common grounds, and the land sits inside the Mariposa Public Improvement District.

The Mariposa Public Improvement District dates to 2006, formed to finance a water supply system and a wastewater treatment facility. It covers roughly 1,465 acres, land originally planned for about 1,650 dwellings alongside office and commercial space.

Day-to-day management of the Mariposa Community Association is handled by Cohere. Past the pools and the fitness room, the wider community keeps a large nature preserve and about ten miles of walking, hiking and biking trails threading the open space around the mesa.

Getting out means dropping down Mariposa Parkway to Unser Boulevard. The district lies west of Unser between US 550 and King Boulevard, which puts Albuquerque roughly half an hour to the south.
