It's not a short commute if you work downtown or on the east side; figure 25 to 35 minutes depending on where you're headed and when. In exchange you get quiet streets and, on a clear day, long views east toward the Sandias — you're looking at the mountains from a distance here, not living in their foothills, whatever the marketing brochures imply. One thing worth asking your agent or the title company about: Mariposa sits inside a public improvement district set up in 2006 to help finance the area's water and wastewater systems, which is a separate cost from HOA dues and easy to miss if nobody points it out.

Kids here are zoned into Rio Rancho Public Schools — Vista Grande Elementary, Mountain View Middle, and V. Sue Cleveland High School — all newer RRPS campuses built to serve the city's growing north end rather than older, more crowded buildings closer to the river.
