Lomas Encantadas in Rio Rancho, NM

Lomas Encantadas sits at the far north end of Rio Rancho, up where the old street grid runs out and the ground starts to roll. The name means enchanted hills, which gets confusing fast, because the subdivision directly north and east of it is called Enchanted Hills. They are not the same place. Enchanted Hills is the older neighbor. Lomas Encantadas is the 800-acre master plan that filled in beside it, with its own plan on file at City Hall and its own homeowners association. Anyone shopping Lomas Encantadas homes for sale in 87144 should get that distinction straight before comparing listings, because agents use the two names interchangeably and they shouldn't.

Boundaries, roughly: Enchanted Hills to the north and east, the old Rio Rancho Estates Unit 20 acreage to the west, and the Venada Arroyo along the south. The arroyo matters. It carries drainage for this whole side of town, and about thirty acres of it is held as open space, so there's a permanent green edge on the south side that nobody is going to build on.

The houses

This is a production-builder neighborhood and it doesn't pretend otherwise. D.R. Horton, Abrazo Homes and Hakes Brothers have all worked here, sometimes within a few streets of each other. Building started in the mid-2000s and it's still going. That's unusual. Most Rio Rancho subdivisions of that vintage finished and went quiet years ago. Here you get a real mix: original phases now pushing twenty years old, and brand-new inventory a quarter mile away.

Product is single-family, one and two story, mostly stucco in the Southwest contemporary vein. Parapets, a little stone at the entry, tile or pitched shingle depending on the builder and the year. Not Pueblo Revival in any strict sense. Lots are typical modern Rio Rancho: rectangular, walled back yards, room for a covered patio and not much else. The trade-off is honest. You get a newer house with a workable floor plan, and you give up the quarter-acre you'd get on an older Rio Rancho Estates lot just west of here.

Views are the selling point and they are not oversold. The Sandias sit straight across the valley to the east, and because the terrain steps up through the community, plenty of these streets catch the whole ridge. Where a house sits on the rise makes a real difference in what it brings. Ask which way the back yard faces before you fall in love with a floor plan.

Parks, dogs, and getting around

Bullseye Park is the main neighborhood park, a shade under three acres. There are two dog parks, Bullseye Dog Park and the small one off Camino Encantadas that looks straight at the mountains. Landscaped paths tie the pieces together. It's a walkable place in the plain sense: sidewalks everywhere, people out at dusk.

Shopping is close. Most of it is at the Plaza at Enchanted Hills a few minutes out, anchored by Sprouts, TJ Maxx, Ross and Michaels, with an Albertsons Market on Enchanted Hills Drive NE for the weekly run. Santa Ana Star Center and Santa Ana Golf Club are just east across US-550.

Commute is the weak spot, and I'd rather say so up front. You're on the outer edge of the metro. US-550 puts you on I-25 at Bernalillo in about ten minutes, which is great if you work north or in Santa Fe. Downtown Albuquerque or the Journal Center is a genuine drive, whether you take Unser south or 550 to I-25. People who work at Intel or in north Rio Rancho love this location. People commuting to Kirtland do not.

Schools

Rio Rancho Public Schools, which is a large part of why buyers keep pushing north. Homes here have fed Sandia Vista and Vista Grande elementaries, Mountain View Middle, and V. Sue Cleveland High. Boundaries shift as the district adds capacity, so confirm with RRPS before you write an offer on that basis.

The HOA, and the assessment people forget

The Lomas Encantadas Master Association handles the common areas, the landscaping and road maintenance. Dues are modest. The facts panel beside this carries the figure. Billing runs monthly with statements going out quarterly. For the money it's a light-touch association by Rio Rancho standards: paint colors, front-yard upkeep, RV and trailer parking. Nothing like the architectural committees you deal with in some of the master plans further south. Management has changed hands more than once, and the board has had contested stretches. Read the last year of minutes rather than taking anyone's word for it.

Now the part that catches people. Lomas Encantadas sits inside a Public Improvement District the city created in 2016 to fund sewer, water, drainage, parks and trails across roughly 357 acres of the community. That's a separate assessment riding on your property tax bill, not on your HOA dues. Ask the title company for the PID figure on the specific parcel. I've watched buyers budget carefully for the association and then get blindsided by the other one.

Who it fits

Somebody who wants a newer house, mountain views and a district they trust, and who'll trade drive time for all three. If you want mature trees, a big lot, or a fifteen-minute run into Albuquerque, look somewhere else.
