Enchanted Hills in Rio Rancho, NM
Up at the top of 528
Enchanted Hills is the far north end of Rio Rancho, past Northern Boulevard, where NM 528 finally lets go of the strip malls and the ground starts to lift. The whole thing is 87144. The city's own improvement-district paperwork draws the northern edge at US 550 and the southern edge at the Venada Arroyo, which is about right for how it feels on the ground. Most of the neighborhood hangs off one street: Enchanted Hills Boulevard, running east from 528 out toward Chayote Road.
Buyers looking at Enchanted Hills homes for sale usually arrive from one of two directions. Either they're moving up from the older, tighter parts of Rio Rancho to the south, or they're leaving Albuquerque's Northeast Heights and want more house per dollar. Both make sense up here.
The houses
AMREP Southwest laid this out. Planning work goes back to 1996 and the first phases followed right after, so you'll find late-1990s and early-2000s stock sitting next to homes finished in the last few years. The MLS still tracks it by plat number, which is why you'll see listings written up as Enchanted Hills 3, 9, 11a, 14b and so on. Same neighborhood. Different years, different builders.
Product is overwhelmingly single-family tract housing, one and two stories, stucco with tile or pitched shingle roofs. Southwest Contemporary is the dominant look, with some Pueblo Revival detailing on the older phases. Lots are suburban and tidy. Room for a covered patio, a gravel-and-shrub front yard, maybe a small lawn out back. Nobody is keeping a horse. If you want acreage, look further west toward Paseo del Volcan instead.
Worth knowing: this is not a built-out neighborhood. Builders are still delivering here, and have been steadily. KOB reported more than a thousand houses going up in the area across a three-year stretch. That means you can shop resale and new construction on the same afternoon, which is unusual in Rio Rancho.
No HOA, with one asterisk
Most of Enchanted Hills has no homeowners association. No dues, no architectural committee, nobody writing you a letter about the boat in your driveway. For a lot of buyers that's the whole argument.
The asterisk is the Lomas Encantadas/Enchanted Hills Public Improvement District, created by the city in 2016 under Resolution 16-54. It covers roughly 357 acres between US 550 and the Venada Arroyo, about 37 of which fall inside Enchanted Hills proper, and it funds sewer, water, drainage, park and trail work. Lots inside a PID carry a special assessment on the tax bill. Find out which side of that line a house sits on before you get attached to it.
Parks, paths and the arroyo
Enchanted Hills Park at 7201 Enchanted Hills Blvd NE runs nine acres, with basketball courts, a playground, shade structures, grills and open grass. The better amenity is the Enchanted Hills Path, a wide paved trail between Chayote Road and Sprint Boulevard that runs the length of the neighborhood, roughly five miles out and back. Strollers, road bikes and dog walkers, every evening.
South of that, the Venada Arroyo corridor was set aside as open space in the master plan, about 30 acres of it. Its own paved trail follows the arroyo west under Paseo del Volcan and lands in Vista Grande Park.
Groceries and dinner finally showed up
The old complaint about living up here was that you drove south on 528 for everything. That has changed fast. Albertsons Market sits on Enchanted Hills Drive, Walmart anchors the boulevard, Sprouts came in, and Turtle Mountain Brewing opened its north location at 7835 Enchanted Hills Blvd. Add Dion's, the Block container market, and the HUB with its pickleball courts and library branch. The city also rebuilt Enchanted Hills Boulevard from 528 to Chayote in a project running close to $9 million. Ten years ago this corner was dirt.
Schools
Enchanted Hills Elementary is inside the neighborhood at 5400 Obregon Rd NE. Depending on the address, kids attend there or Vista Grande or Sandia Vista. Middle school is Mountain View. Addresses north of Northern Boulevard feed V. Sue Cleveland High, the newer of the district's two large high schools. Boundaries shift as Rio Rancho Public Schools adds capacity out here, so verify a specific address with the district rather than a listing sheet.
The commute, honestly
US 550 is minutes north and puts you on I-25 at Bernalillo in about ten. That's the good news. Getting to downtown Albuquerque or the Sunport takes longer than first-time visitors expect. Southbound 528 to Paseo del Norte is the standard run toward the Journal Center and the Heights, and it stacks up morning and afternoon. Intel and the Rio Rancho medical corridor are close. If one of you works the west side and the other works downtown, drive it at 7:30 on a weekday before you sign anything.
Who it fits
People who want a newer house with a real yard, an elementary school they can walk to, and nobody governing their paint color. The trade-offs are honest ones. You are a solid drive from most of Albuquerque, parts of the neighborhood are still under construction with the dust and dump trucks that come with it, and the Sandia views everyone talks about are real on some streets and blocked on others. Walk the block before you decide.
