Enchanted Hills in Rio Rancho, NM

Enchanted Hills is a master-planned community in north Rio Rancho, strung along Enchanted Hills Boulevard between NM 528 and Chayote Road. Housing is detached single-family, and two public spaces sit inside it: a nine-acre park with a playground, basketball courts and shaded picnic tables, and the Enchanted Hills Path, a dog-friendly walking corridor between Chayote Road and Sprint Boulevard. Part of the area sits in a public improvement district formed in 2016 to fund sewer, water, drainage, park and trail work. Retail and restaurants cluster at the NM 528 end of the boulevard.

Part of the community lies inside the Lomas Encantadas/Enchanted Hills Public Improvement District, which the city created by resolution in 2016. The district covers about 357 acres, 37 of them on the Enchanted Hills side and the rest in neighboring Lomas Encantadas, and it finances sanitary sewer, water, drainage, park and trail construction along with the landscaping and grading that go with them. Property inside the district boundary pays an assessment toward that work. Most of the community is not covered by a homeowners association.

Enchanted Hills Boulevard, the spine road, is being rebuilt from NM 528 east to Chayote Road, with the water and sewer lines beneath it replaced as part of the job. The commercial pocket at that end has filled in alongside the roadwork: a city community center with pickleball courts and a public library, a Sprouts Farmers Market, a shipping-container park called The Block, and an expansion by a local brewery.

Recorded plats break the community into numbered units, among them Enchanted Hills 1, 3, 5, 10, 11A, 14A and 14B, filed in sequence as the area built out.
