Ventana Ranch West in Albuquerque, NM

Ventana Ranch West is the western neighborhood of the Ventana Ranch master plan, a 1,250-acre development Sandia Properties began in 1996 on Albuquerque's West Mesa. It runs its own homeowners association, separate from the one covering the east side, with an independent board, rules and budget. At its center is Ventana West Park, a public park at Ventana Ridge Road and Coyote Canyon Place with a playground, a basketball court, shaded picnic tables and open grass. Smaller pockets sit within it, among them Highlands at Ventana West and Western Ridge. Volcano Vista High School and Tony Hillerman Middle School serve families here.

The split between the two associations matters in practice. Ventana Ranch West dues fund maintenance and improvements within its own boundaries along with community services and events, and the two boards set their own budgets. The pool complex, tennis and volleyball courts and playground at the Ventana Ranch Community Center on the east side are reserved for Ventana Ranch HOA members and are not open to Ventana Ranch West residents, so Ventana West Park is the recreation the neighborhood keeps for itself.

The setting is northwest Albuquerque, west of the Rio Grande, with Paseo del Norte and Unser Boulevard carrying most of the traffic in and out. The larger Ventana Ranch Park, roughly seventeen acres of playgrounds, grass and courts, sits over in the parent community and remains within easy reach. Streets in this part of the plan wind rather than grid, and the West Mesa volcanic escarpment and Sandia Mountain views that shaped the original marketing are still the landscape people see from it.
