Spruce Park in Albuquerque, NM
A few blocks, and they don't repeat anywhere else
Spruce Park is small. Eight or nine blocks of 1920s and 1930s houses sitting between the University of New Mexico and Presbyterian Hospital, with University Blvd on the east, Las Lomas Rd on the north, Cedar St on the west, and Grand Ave and the hospital campus closing it off to the south. All of it is 87106. Most people looking at Spruce Park homes for sale have already ruled out the Northeast Heights and want plaster walls and a real front porch instead.
It was platted as the Country Club Addition. The developer, James N. Gladding, put up a house here as the model for the subdivision, and that house still stands and is still on the National Register. The Spruce Park Historic District was listed on the National Register in 1982 and covers homes built roughly 1923 to 1945. It's on New Mexico's Register of Cultural Properties too. Houses along Sigma Chi Road form a second, separate state-listed district, added in 2007, covering the slightly later 1939 to 1955 group.
What the houses are like
Period Revival, mostly. Spanish and Mediterranean stucco with tile accents, Pueblo Revival with real parapets, a run of Tudor cottages, brick bungalows, and a few Streamline Moderne pieces you won't find at this density anywhere else in town. Postwar building filled the gaps. Sizes generally land between about fifteen hundred and three thousand square feet on flat urban lots, with sidewalks, curb, and street trees older than anyone on the block.
Be honest with yourself about what that means. Wood windows need paint. Some houses still run on evaporative coolers. Garages are detached, small, sometimes converted, occasionally absent. Kitchens have usually been redone at least twice, which is either good news or a real problem depending on who did the work. Lots don't leave much room to add on, so the house you buy is more or less the house you keep. When a well-preserved one comes up it doesn't sit long. The park, the trees, and walking
The park the neighborhood is named for is at Roma Ave and Spruce St NE. It isn't big. Grass, a playground, and a canopy of sycamores and Siberian elms that have been growing there for decades, which in an Albuquerque July matters a lot more than acreage. The shade is the real amenity.
You can walk to a surprising amount from here. UNM's main campus is across University. Three hospitals sit within a few blocks, which is why people have called this pocket Pill Hill for years. Go south and you're at the restaurants along Central, the Frontier included, and Nob Hill is a straight run east on Route 66. The neighborhood rates among the more walkable in the city, and unlike a lot of places that claim it, here it's meant literally.
Getting around
I-25 is a few minutes west with interchanges at Lomas and Central, and I-40 is a short run north, so the rest of the metro is easy enough to reach. Downtown is about a mile and a half. The airport is usually under fifteen minutes. If you work at UNM, UNM Hospital or Presbyterian, you can skip the car most days, and plenty of people here do exactly that.
Schools
Albuquerque Public Schools serves the neighborhood. Monte Vista Elementary, Jefferson Middle and Albuquerque High are the schools that typically show up on listings in this area. APS redraws boundaries from time to time, so confirm the assignment for a specific address with the district before you write an offer.
No HOA, but pay attention anyway
There are no association dues here. What you do have is a neighborhood association that has been organized since the 1970s, the historic district listing, and a long-running argument among residents about whether to add a city Historic Protection Overlay Zone. That would send exterior changes, windows, doors and porches through city review. The push followed a demolition that upset a lot of people, and opinion is genuinely split. If you're buying with a remodel in mind, call the City of Albuquerque planning department and find out what applies to that address before you pay anyone to draw plans.
Who it fits
People who work at the university or the hospitals and want to walk to work. People who like old houses enough to keep after them. Anyone who'd rather own a 1929 house on a tree-lined street than more square footage further out.
It's a poor fit if you want a three-car garage, an open floor plan, or quiet. Home football and basketball crowds park on these streets. Sirens come with living beside hospitals. Students rent nearby. None of it is news to anyone who lives here, and most of them decided a long time ago it was a fair trade.
